Hello everyone,

First of all, sorry for not getting in touch for a while; the events have been a bit overwhelming in the last few days: We have thrown our hat in the ring for the house and after a few rounds of bidding we were actually selected as potential buyers. Unfortunately, the purchase price, which I already consider to be excessive, has risen significantly as a result, so of course parents / financial advisors / building experts have thrown up their hands in despair... One parent would now actually go so far as to let us build a house on their (demolition) property; how that looks legally still needs to be clarified (probably registration as co-owner), but it certainly wouldn’t be to our disadvantage. Advantage: You would have a modern house according to your wishes, 10 minutes by car to the city center (independent city in the Rhine-Main area), large plot, garden. Disadvantage: construction stress, current construction costs, probably only habitable in two years, not the natural location we actually wanted. Advantages of the wooden house: lots of nature, large garden + meadow property, immediately habitable. Disadvantages: see this thread, 20 minutes to the next bigger town, 300-inhabitant village, no infrastructure, high depreciation if the real estate market cools down again? On paper, the new build appears significantly more attractive, but still one has their thoughts...

By the way, I’m not expecting any decision help or anything like that (I haven’t provided enough info/details for that anyway), just wanted to give an update on the current status. So far we haven’t signed anything yet, and the house inspection with the expert is still scheduled for tomorrow. It’s going to be a very interesting week o_O

then the ACUTE question is: what is - the plot worth? (I see no information about size and location) - what is the house worth? --> how does this total value (plot AND house together) relate to your offer? in other words: is it advisable to urgently look for the "emergency exit"? or is the viewing with the expert "only" about not overlooking any significant defects?

Personally, I would prefer the infrastructure and, given the case that you get along well with your parents? Then the plot can simply be divided in the land register. Check with the building authority how things look regarding access roads etc. (curb lowering, etc.)

You could also build a wooden house on your parents’ land. Are you under pressure? Small apartment with children or something like that, or do you have time?

One round of bidding is already bad enough, but several rounds are a pretty clear sign that you might have bid way too much. Especially if you already thought the price was excessive beforehand. I avoided bidding procedures during our search because Pyrrhus sends his regards. At this point, I would also advocate calmly going through the two options and clarifying the question marks regarding the new construction possibility.

We get along quite well with our parents. I should have been more precise: The property is not inhabited by the parents, but is only in their possession; there is an old building there that would need to be demolished, then we could build a house on it. We would then be registered in the land register with 50% (or something like that). There is no big pressure, no children ;) P.S. A wooden house doesn't necessarily have to be, it was just fitting in many other respects. Yes, especially since you never know if the other "bidders" actually exist, in the end you have to trust the realtor/seller on that or try to call their bluff. In the current market, though, something like that can quickly backfire...

Standard land value approx. €60/m² x approx. 600m² = €36k land value. How realistic the standard land values are here in the Rhine-Main area
(even in such a small village) is debatable....
When I run the house through common real estate value portals, I get amounts between €320k and €380k for house + land.
The financial advisor from Interhyp calculated similarly.
Our last offer was around €500K :eek:

If the expert had more than superficial faults to criticize, I would probably drop out at this price.
