my first plan was also to look for a rundown and unrenovated "settler house" (preferably from the 1920s to the ´60s) ...

I attended three corresponding auction dates in late summer/autumn - to get a feel for actual sale prices
--> the winning bids seemed quite bold to optimistic to me ...

therefore my consideration = my nickname "altODERneu"

preferably old, but then please CHEAP
(plot price plus a few tens of thousands of euros for the "old junk")

You will have little success there. Since almost everyone dreams of owning a home, but a reasonable house is unaffordable for most, even the almost hopeless renovation cases find a buyer at high prices. And what is truly hopeless sells as a demolition property because land is scarce.

Hello everyone,

thank you again for the helpful answers! Unfortunately (?), it didn't work out with the existing property, instead we will probably build a house ourselves with the help of my parents-in-law. There are still a few things to clarify, especially regarding the setback areas after the demolition of the old building. As soon as I know more, I will create a new topic about it here.
