Hello,

at first glance, I find the house price quite high.

We built very similarly to you (in Baden-Württemberg):
- 164 sqm wooden house
- garage with electric door drive
- many windows (also large roof windows)
- terrace, driveway paved (approx. 120 sqm), garden already finished (lawn, trees, hedge, etc.)
- kitchen (even somewhat more expensive than the one you planned)
- electric shutters
- rainwater cistern in the garden
- plot cost about the same as yours
- and unlike you, full basement with waterproof concrete

And our house price was significantly below yours.

However, I think the experts here can give you better information regarding the house price.

Thank you very much for the previous answers. So we want to set the rate at the beginning at 1600, it can always be lowered to 1500 if a child comes. It is important to me to repay a lot in the first few years.

Dindin: Why our project is so expensive I do not know, I suspect it is partly due to the timber frame construction and 2. the elaborate garage. Well, I don’t find it that elaborate.

I am curious what other ideas will come.

I can only contribute something about the monthly rate and basically agree with my predecessors. We have currently planned with 4000 euros net. But it is taken into account that my wife then earns only part-time and I am fully in the better tax bracket. But we are currently oscillating between 800-900 euros loan repayment. Everything else, according to our calculation, should not be manageable if children 1 & 2 come, including child benefits. If there is money left over, it would rather be paid in through special repayments. But what do you do if there should be 500-600 euros too much? Refinance?
