Preliminary remark: You should assume peacefulness and goodwill with every criticism, no matter how harsh (because that is not due to you, but to the plans shown). Your despair is honorable, but this "purpose" does not yet justify considering these plans buildable and resulting in a successful house. They need to be thoroughly revised again, in my opinion conceptually. For such a vineyard property, for example, it might be helpful to give the house even less depth, at least in the terrace area. You could make it wider if you distribute the cars to the two side building plots. Are they really two such luxury cars that you don’t trust either of them to park outdoors?

Botched jobs are not suitable for a bullet-point list. I cannot localize them precisely anyway, since the (putting it nicely: "not professional") dimensions are not sufficient for that. However, a common thread runs through the floor plans that the planner has never dealt with stone dimensions. That cannot be remedied later by the masons.

You only indicated your age as "adults." I nevertheless assume you belong to a generation that will rather rebuild near retirement than upgrade an existing property for an old age in frailty. Well, you explained the utility room with a wardrobe... but I actually expect that closer to the main entrance. When using the carport with two vehicles, the east entrance is not usable at all, more like a passageway, but then please without a stroller or shopping basket. The open-plan room narrows in the middle, far from being nicely usable. The conservatory is practically a closed bay window, with walls facing the open-plan room and also not furnishable, because placing furniture blocks the door from opening. There’s no sense of spaciousness there. Nor any coziness. The kitchen’s dimensions result in a 60 cm kitchen counter that is only really suitable for a single person. The occupied dining table nearly sticks to the seating area. 3 x 3.30 as a living room size is not good for TV viewing, and with the loss of the angled wall, sitting on the couch offers no comfort either. In case of a possible separation of the residential units, the carport can no longer serve as a double carport and will even need to provide additional parking spaces.

Either through the conservatory or via the window in the dining area, there is the only piece of garden on the plateau at the top of the slope.

Only two armchairs and a stool are supposed to go in there, for drinking coffee or sunbathing.

It is not supposed to have one, but the glass wall looks like an interior wall on the floor plan.

Not despairing, I am waiting benevolently and with an open mind for the first concrete suggestion for improvement.

Every meter more depth means an overhang from the property of at least one meter in height, under which I could then start an insect farm :D

Every meter more width means less space for sitting outdoors on the plateau. If we want to connect indoor and outdoor areas, that eventually stops making sense with a wider house.

Thanks for the article, very interesting, but in terms of sustainability, I prefer to accept living forever in a compromise than every 10 years in a different house.

Next to the staircase is supposed to be a built-in piece of furniture where a few shoes, some jackets, and a seating option can be stored. That space should be enough for that!?

With one vehicle and 4 bicycles, I still have space there for the garbage bins, or don’t you think?

That also leaves me dissatisfied, so the room is still labeled as a hallway...

We had the idea to open the room completely or to be able to open it as far as possible with a wide sliding door so that it becomes fully usable for the narrower passage in the all-purpose room!?

Why does the property suddenly look completely different?

Why is the house being moved away from the street?

Is there a rock horizon?

What does the view look like?

How is the development in the surrounding area?

The 3-story conservatory does not make the house more livable.

Anyone with a 5 million budget can build it like that. If you don't like it, simply start over again.

Spend the money on a lawyer experienced with slopes. This won't work like this.

New planner, new planning approach. The fact that the house is moved away from the street and 50 cm lower is due to the hillside location; this avoids the house protruding too much from the slope and makes a full basement possible.

This is no reason to change the property geometry, is it? What is the easement for? Is it still the same property?
