At the personal request of , I would like to show here what your comments and a new planning approach have led to. We have reconsidered the project, placing the house half a meter deeper into the terrain and another meter away from the street, so that the location on the slope allowed the building to be fully basemented, thus enabling many options.

Development plan/restrictions
Plot size: 440 m²
Slope: steep slope with 30° - 40° in the rear area, 7-10 m towel-shaped plateau at the street
Floor area ratio: not applicable
Gross floor area ratio: not applicable
Building window, building line and boundary: no development plan, building permit for another object already exists
Edge development: single-family house, 2 full floors, mostly gable roof, but also flat and hipped roof
Number of parking spaces: 2 mandatory
Number of floors: 2 full floors + basement on the south slope
Roof shape: gable roof
Style: free planning
Orientation: hillside location facing southwest
Maximum heights/limits: unknown
Further requirements: no development plan

Client requirements
Style, roof shape, building type: gable roof, timeless inside & outside
Basement, floors: basement incl. basement living space + 2 full floors
Number of persons, age: 2 adults + 2 children
Space requirements on ground floor, upper floor: approx. 140 m² living space + 20 m² storage area in total
Office: 1 full office, a second one possible in the guest room if needed
Overnight guests per year: hopefully many :)
Open or closed architecture: compromise, as the two apartments should be separable in old age
Conservative or modern construction: timber frame and as ecological and economical as possible
Open kitchen, cooking island: open as G kitchen
Number of dining places: min. 4
Fireplace: yes, in the conservatory
Balcony, roof terrace: yes, located in the southwest, directly adjoining the conservatory and running around the corner
Garage, carport: carport on the east side by the house entrance
Utility garden, greenhouse: terraced garden with planned utility areas
Further wishes/special features: two house entrances, one in the north and one at the carport in the east

House design
Who designed it: independent planner
What do you particularly like? Why?: very good use of space on the upper floor, open construction to the south, relatively closed to the north
What do you not like? Why?: we probably have to decide, either wardrobe next to the house entrance in the east or a small pantry; no room for groceries in the kitchen
Price estimate: hopefully under €700,000
Personal price limit for the house, incl. equipment: €700,000
Preferred heating technology: solar combined with pellet heating

If you have to do without
-can give up: arrangement and division of rooms, expansion of the basement in the first years
-cannot give up: separability of the residential units for old age

Why did the design come out the way it is now?
As already described, it has been quite a long process until the floor plan came about this way. The plot is not simple and the budget is limited. The desire for sustainable and ecological construction is very high. We want to keep maintenance and energy costs as low as possible in the future.

What is the most important/basic question about the floor plan summarized in 130 characters?
I believe your own home is the most important.

That makes me happy in two ways: as a kind gesture for me,
and for you, because it means the opportunity to help you in time:

The tenant of the basement apartment accesses his apartment in two ways: either through the hallway of the main apartment or through his conservatory, then through the dressing room as a foyer. Unfortunately, the roof overhang acts more as a visual obstruction than a desirable shading in front of the children's room windows, but at least it is nice and bright/warm under the desks. And although the dimensioning in the drawing is a catastrophe, I can still see enough to recognize that it is full of botched pockets. What does the planner—or rather, I should say the draftsman—do for a living?

At least the floors are now stacked on top of each other. That’s something! (but unfortunately will still take a little while) :)

I took a quick look at the [EG] and am appalled: this is not a planned house?! Much of it is completely uninhabitable, unusable ... and overall! It’s not the fault of the property, it’s the planner’s fault, my opinion!!!

Or the upper floor is the granny flat (or is that then called an "up-top flat" :p), so that only a drywall needs to be installed in the main hallway and then you have two apartments with two separate entrances ;)

It's supposed to be possible for old age and not to be implemented right now.
