So the issue is as follows: The basement is already built and now it has been noticed that the garage is too narrow to accommodate two cars. There is still 4 meters of space to the property on the side. The basement builder offered that the garage could be widened by up to 90 cm, leaving a little more than 3 meters for a carport.

The staircase could also be relocated, but there is a spiral staircase in the house, which makes it difficult to transport, for example, bicycles via it. Therefore, mainly the garage access.

In depth, we could also go out another 50 cm, which would somewhat alleviate the situation.

I wouldn't have thought that my inability to understand this could get any worse, I feel like I'm on a hidden camera show and consider the thread to be a (bad) joke:

Which basement is already built, the house’s – but the garage adjoining the house is also supposed to have one and is still modifiable? – so alea iacta for the basement of the house up to and including the basement ceiling while at the same construction stage of the garage: still without a slab, or not even excavated yet?

Which of the staircases, and what would be the point of lifting it again?

In which depth, move the garage (to the back?) or extend it?

If the other drawings are only half as incomprehensible as those shown so far, then it almost strains my imagination to imagine how anyone was able to read the plans well enough to advance a basement this far. I see, following Reich-Ranicki freely, not knowing whether there is even a curtain and all questions remain open. I ask again to the group: "Can anyone 'read' what kind of story is being served here?"

Hello ,
I will try to describe more precisely how the current situation looks.

We are building a two-family house with a garage + basement (also under the garage). We are currently at the stage where the prefabricated basement walls have been erected and 75% of the walls have been concreted. Next, the basement ceiling must be concreted. The entire basement (residential house + garage basement) is already standing. We have currently laid the wiring for the sockets on the basement and are now facing the challenge that we have noticed that the garage is not wide enough for 2 cars – also due to the planned 1m wide basement stairs there. According to the plan, we have a currently usable width of 5.44m here, which is why we discussed with the basement planner to widen the garage basement ceiling and reinforce it beforehand with additional rebar. It is possible to widen the garage by up to 90cm in width.

The basement stairway in the garage with a width of 1m is meant here. It currently only lies on top and could be lifted out again. The hole would then still need to be shuttered and supported from below in order to be able to concrete it in case the stairs are removed.

The idea here is to extend the garage in depth by up to 50 cm in order to gain space for bicycles or a small shelf.

The main condition for me would be the 2 parking spaces in the garage, followed by a possible carport. We want to rent out the first floor, so we would like to offer a parking space next to the garage for the tenant’s car (even if it’s a bit tight). Next to the garage on the side, we still have an open space of 4m for a potential carport. The final width depends on the widening of the garage.

Therefore, I would like to ask for expertise here in order to gather possible ideas for realizing my project.

I have also now added a graphic which possibly simplifies the current construction situation a bit. The blue area would theoretically be the widening that can be done (max. 90 cm). I am just wondering whether widening the garage would make it possible to fit two cars in the garage and at the same time not eliminate the carport (currently 4m).

So many questions arise. Can the driveway also be made wide enough so that the carport is actually accessible?

And, storing bicycles behind the cars ... one should always consider that the cars then also have to be parked in such a way that the bicycles fit through well.

And, what is supposed to be stored in this basement? It will be tight in the basement down there to get around the corner of the stair wall.

The basement stairs are actually supposed to serve as a kind of dirt lock, as the utility room is located to the left next to the basement stairs. From there, one could then reach the apartment via the spiral staircase.

Measured diagonally, it is 2.50m – seems very tight to me.

Regarding the use of interior stairs, I have little experience since I have never had any and simply have never lived in a detached house before. I think the stairs can also be omitted, but then I have no alternative access except the narrow spiral staircase. Not quite optimal.

What would you advise me?
