I will try to describe more precisely how the current situation looks.
We are building a two-family house with a garage + basement (also under the garage). We are currently at the stage where the prefabricated basement walls have been erected and 75% of the walls have been concreted. Next, the basement ceiling must be concreted. The entire basement (residential house + garage basement) is already standing. We have currently laid the wiring for the sockets on the basement and are now facing the challenge that we have noticed that the garage is not wide enough for 2 cars – also due to the planned 1m wide basement stairs there. According to the plan, we have a currently usable width of 5.44m here, which is why we discussed with the basement planner to widen the garage basement ceiling and reinforce it beforehand with additional rebar. It is possible to widen the garage by up to 90cm in width.
Which of the stairs, and what would help to lift it out again?
The basement stairway in the garage with a width of 1m is meant here. It currently only lies on top and could be lifted out again. The hole would then still need to be shuttered and supported from below in order to be able to concrete it in case the stairs are removed.
At what depth, garage (to the back?) move or extend?
The idea here is to extend the garage in depth by up to 50 cm in order to gain space for bicycles or a small shelf.
The main condition for me would be the 2 parking spaces in the garage, followed by a possible carport. We want to rent out the first floor, so we would like to offer a parking space next to the garage for the tenant’s car (even if it’s a bit tight). Next to the garage on the side, we still have an open space of 4m for a potential carport. The final width depends on the widening of the garage.
Therefore, I would like to ask for expertise here in order to gather possible ideas for realizing my project.
