305, I have the feeling you are sugarcoating everything, I even understand that, but unfortunately that can backfire. You spend a lot of money, you commit yourself for a very long time, you should QUESTION EVERYTHING! And remember the realtor because selling he is not your honest friend.

Soil survey: it doesn't matter what is next door, the soil conditions can be completely different just a few centimeters away. Even on the same property, that's why multiple drillings are done.

Just the company suffix "UG" alone would already stop me from building with them. Anyone who cannot or does not want to contribute even €25,000 liability capital of a GmbH for the sums involved in house construction will send the company into insolvency at the slightest problem.

So the small one costs me 30€ in private insurance. And the prices do not increase annually or anything like that. Of course, they can increase, but there is no age at which it is fixed.

What does UG mean??
I found this about it:
Legal form Company with limited liability
Capital 1,000.00 EUR

But they do build with larger reputable companies... at least this is what my broker sent me:

UG
- means Unternehmergesellschaft (limited liability). It is the youngest form of the GmbH and is intended to help build up the minimum share capital in smaller increments.

Profits are not allowed to be distributed in full. 25 percent of the profit must flow into a legal reserve until the minimum share capital of 25,000 euros has been raised. There is no time limit for this. If the company does not make profits, it does not have to set aside anything in the legal reserve. However, the savings obligation must not be circumvented by covertly distributing profits, e.g., through excessive managing director salaries. If the company increases its share capital to at least 25,000 euros, the restrictions no longer apply. The company is free to convert into a “normal” GmbH or to retain the designation as Unternehmergesellschaft (limited liability).


Try using the search function at the top right of the forum with the name of the managing director. If I remember correctly, you will find something.

The company has been registered since 2013, with a different managing director, namely a Frederik Dovenzio... At least that's what my Google says. Source: Bundesanzeiger

Confusions with the c instead of the k (or vice versa) in "Exklusiv" can reduce the search results.
