Do we have enough money to finance the house?

Now a technical question on the side, without a direct reference to the mentioned company.

Isn't it the case that a UG has to increase its capital as soon as profits arise? I find 300 euros after a few years quite thin. Unless there were no profits or these were outsourced for tax purposes.

You can do that, Amazon does it too. But I don't like it.

A UG has, even if it's always the others, a stale aftertaste, which is also reflected in a bank's risk controlling.

Guys, I'm checking out here. The topic was war financing, semi-detached house Mannheim and ended in fraud, spelling corrections and corporate and tax law. Keep it up! Great forum. You don't really want help, you want to bitch and be smart ass.... Do that without me. I'm signing off and investing my time in decent, meaningful things and in my clients. And I will continue to write Schlafzimmer!

:

You are right, only two companies are registered under your name, namely SHW Hausvertrieb UG (HRB 505084 AG Jena) and SHW Planungs- und Baumanagement UG (HRB 505048 AG Jena).

However, I also found you on Immowelt under "SHW-Planungsgesellschaft," on Architektenscout under "SHW Planungsmanagement," and on Firma24.de under "SHW-Bau UG."

Just to preempt any claims: this information is freely accessible to everyone.

And regarding your (many) general statements, I would like to point out that almost every dubious provider particularly tries to emphasize their credibility. That makes sense because otherwise transactions simply would not be possible. The black sheep do not wear a "pointed hat" that would allow one to directly dismiss their experience, competence, and financial strength. Here, thorough research, reasonable contracts, independent construction supervision, and a portion of common sense are necessary. The mere number of arising "question marks" and unresolved matters may still be subjective and sometimes unfair in total, but it often protects against unpleasant surprises that can lead not only to the loss of the (dream) house for the family but also to significant financial and relationship problems.

Last but not least, it should be noted that the thread often and especially here expects critical voices because providers/general contractors often tend to "push aside" any concerns with the euphoric and sales-driven aspect. Homebuilders are often inexperienced, awkward, and all too willing to believe the rosy promises of green meadows, playing children, and a life in a perfectly built single-family home.

Again: critical questioning of almost EVERY statement is not only advisable but in fact mandatory in probably the biggest financial transaction most homebuilders intend to undertake in their lives.

Anyone who has nothing to hide here will submit a transparent offer and be able to answer all questions solidly and reasonably. Even if an order may ultimately not be concluded.

It seemed otherwise to me, as I have only read counterarguments from you that allow a different conclusion. But here, too, in my opinion: you decide for yourself. Period. No one can and wants to interfere. You have heard enough arguments. If the traffic light is still on "green" for you, then everything is fine as it is.

Any other decision-maker can also decide for themselves and can get a small impression of SHW here in this thread.
