In this respect, you will become the builder with a contract for work and services and will then also be responsible for all incidental costs incurred on the builder's side.
Anything else would be illogical.
The real estate agent mediates the plot of land as a separate contract. This could also be a linked transaction, which others here are more familiar with than I am.

Property developers (the real ones) like to call their clients builders, although the clients are only buyers. Otherwise, you always have to read very carefully which services are included in the contract and clarify any uncertainties before signing.

And if it is a property developer project, then he only pays the sales price. When buying a new apartment, there are no partial invoices for excavation work, etc., but a price is paid and that’s it. It would be "illogical" if things were handled differently for semi-detached houses.
We had exactly the same case among friends (marketing of a semi-detached house through a real estate agent / property developer takes care of everything) and our friends only had the obligation to confirm the proper completion of all work and to pay the invoice on time. Nothing else. I know this for sure because if a semi-detached house had been an option for us, we would have gone for it as well.

On the client side, you pay. The excavated material alone can already amount to a large sum, especially if the developer keeps this as a previously uncalculated item (i.e. Margen-Politur) in reserve...
