So if you can't find anything directly in Berlin, there are still plots in our new development area in Brandenburg, south of Berlin, I believe for 250€/sqm. Under Wünsdorf Sonnengärten you will find the development plan etc. Unless you want to build with the big solid house providers, then there is trouble. RE 5 and 7 are about a 12-minute walk away. Then just under an hour to Berlin Alexanderplatz. With a lot of home office, that was still manageable. The money wasn't enough for Berlin here ;)

Currently, a plot of land is being offered in Fichtenwalde. Even quite "affordable" at €245 / sqm. Approximately 1875 sqm and divisible. You have a direct train connection to Berlin (Alexanderplatz/Main Station approx. 45 min) in Beelitz-Heilstätten, about 5 km away.

Another great advantage of the property would be that we would then be village neighbors. I could then inform you about our construction company, how it is going/has gone :)

Hello,

We are looking in the same area. We have noticed that the plots of the developers are always also offered by smaller brokers. The interested party is told that they sign the contract with the developer and then the next day make the purchase contract for the plot, where the developer does not appear. This way the buyer saves the property transfer tax. Whether this works, I don't know...
But of course, you can also get the plots through these small brokers and then have no developer binding.
But of course it is tough and plots are scarce.

I personally find brokers just as useful as SCHUFA. They get money for little to no service and significantly increase the price of the plot of land.
