So if you're unlucky, you pay real estate transfer tax on both land AND house, as well as incidental construction costs as the builder.

This has nothing to do with deception. A real estate agent cannot take over the decision of the tax office. Maybe you have had positive experiences that the tax office does not yet dip into the pot?

In the listing ([Euer vom Makler vermitteltes DH]) various ancillary construction costs that are included are listed. However, for example, the soil survey or earthworks are missing. Find out who is supposed to pay for that.

Excavation work is underway, only it is being stored next to (or on?) the property, so we have to dispose of it. Soil surveys, as far as I understood, are not needed because construction was also done next door and everything is fine.
