So, 8 meters further south of our house there is a house up to 9m high. I would IMMEDIATELY trade your thicket for that. Instead of being annoyed, you should be happy that you could get those trees and shrubs for free ;-) I do understand you a little bit though. Here there was something comparable with the plots and people found it not quite okay that they pay the same plot price as their neighbor, who can decide freely about that piece of land.

I think shade is an important issue. Unlike us (the south house is just being built now), you can simply go to the plot at different times of the day over the next few days and see how far the shadow reaches. We also calculated it specifically for different months (since you can’t test that) and we won’t have any sun on the terrace in winter. From spring to autumn the sun is high enough. That was okay for us personally. In the deepest winter there won’t be any sun even in the living room, so that’s something you really have to consider before buying.

Basically, it all depends on the alternatives. No one who is not from the greater Munich area would be crazy enough to buy our 325 sqm plot for 260k and we are now glad about this "bargain" ;-)

I didn't particularly want 10m high trees next to the house. They won't get any smaller over the next few years and even at 10m, maintenance on your own is not exactly straightforward. "Preserve" is a soft word. I would look to trim them a bit in height and then remove 1-2m in depth to get more space. Is your sketch oriented to north? If yes, shading is probably not a problem since the sun rarely comes from the north.

To be honest, I find the selection like: "who came up with this?" Because these will be giant trees, a forest, if you don’t prune. I thought it might be elderberry, pollard willow, dogwood, hornbeam, hibiscus, wild rose, blackthorn, you can’t tell, etc. And in my opinion planted way too close together. But whatever, they are there now. There’s no helping it, please ask the building authority and have them explain how much you are allowed to cut back. It also won’t stop with that one pruning. Instead, you have to plan a few days off every year for it. Then you’ll also need a trailer, tools, etc. for something you actually don’t want. If the green waste disposal site is only open on Saturday mornings, that will be fun. I find it very creative to sell a "double-row tree strip" as a building plot; I assumed these were some shrubs and small trees. At first I was excited, but I also see the work involved. My tiny garden produces a trailer load of clippings twice a year from pruning. And I only planted a few roses and shrubs.

We have a large, mature plot of land. It takes a lot of work to prune and dispose of the waste. It’s not fun, but in the end it’s good.
Besides the work, I see a very pleasant shady spot in the summer.
Depending on the tree or shrub, you can also prune it back in the summer. Then the root ball becomes smaller and it doesn’t sprout as much.
It probably helps to first use millimeter paper and arrange everything. Including setting the [Baufenster] here. There are many professionals here who can give very helpful tips.
