Next question(s):

a) There is a general soil survey for the emerging development area - one of the boreholes conducted in May is relatively close to "my" property. Who can I hand such a report to for evaluation? Who should I contact about this? Or is it ....

b) ...common to commission your own report before purchase? For that, I need permission from the seller, right?

Not common, but advisable if there are geological concerns. The general appraisal does not secure your property, but at least it can’t hurt to deal with it.

One of our potential GUs said that for a house on a slab foundation that would be sufficient for him. He would only spend the money for a specific soil report if building with a basement. However, it certainly also depends on the content of the report. For us, it was consistent across all 3 drillings in the area and always the same clay down below. Reading a soil report yourself is difficult since you find very little information on the internet about how to interpret one. If you know someone who studied civil engineering (;) ) you can ask them to have a look at it for a crate of beer.

If the results of the other drillings differ only marginally, then you - still by no means guaranteed - have a chance that they roughly also provide information about your property. The more they differ, the more in the pipe you can smoke them ;-)

One more question comes to mind for which we might need your thoughts:

With this plot of land, I naturally gain more space behind the house the further I position the house towards the street. What speaks against placing it - so to say directly - on the 3-meter line?

I realize that no car would fit on the driveway / in front of the garage or carport anymore and the design options in front of the house would of course be limited... but otherwise? Am I overlooking something? More dirt from the street? Does being 2 meters further away make a noticeable difference in terms of noise?
