Design / Improvement Single-family house 150-175m² with hip roof and basement

I'll just write down what I notice, or what I would find unpleasant. Whether this applies to you as well is another matter, but you will then have a list that you can check for yourselves
EG:
- The staircase seems narrow to me. The partition wall might create an unpleasant feeling when using it

- Many doors are drawn as 80 cm doors, including main doors. 80 cm doors are finished 76 cm, for us that would be the door of the guest toilet.

- A corridor passing through two wardrobe cabinets is personally not as nice to me as a small room or a whole 3-meter wardrobe wall.
- Office behind the kitchen... hmm
- Pantry very big... what is going to go into the basement??? Unfortunately, measurements are missing to evaluate it. I would place the wardrobe, pantry, office, and WC completely differently. For example, office in the cozy south, pantry in the north...

- Kitchen island very disadvantageous with the surrounding tall cabinets. Is 80s style
- Material break between parquet/tiles... there are nicer options.

- Glass door between two other doors has no effect at all... I would rather see a passage on the south side, where windows also run "continuously" for spaciousness.

Upper floor:
- long narrow corridor... naturally results from the side position of the staircase... hmm
- For the children's rooms, I would at least split the partition wall to allow built-in closets for both rooms.
- Children's room 1 is difficult to furnish due to the corner window. Less is more here. This also applies to the window sizes (floor windows) in children's room 2 and the parents' bedroom.
- Parents' bedroom is not cozy: too large window front (in the south the room overheats), then at the head end a door on one side, a window on the other - for me a total no-go.
- Space in the dressing room? Looks like 70/80 cm... I would always go to 1.20 m if possible.
- Balcony doesn't make sense to me: Child 2 has a nice panoramic viewing area and can smoke, child 1 smokes in the room and/or feels disadvantaged during the parents' bed cinema

The idea here was that some evening sun would also enter here and not just from the south. However, a casement window might also suffice.
Here it is also crucial how the south front view looks so that it is somewhat uniform.


I might shift the "partition wall" between living and dining room slightly towards the east, then it should not interfere.


We also had other designs with a central staircase, but then it is difficult with a central hallway and also with the garage access into the house.


Do you mean the door to the outside / terrace or from the hallway into the kitchen?


That would be an option, but then I will only have space "behind" the house, i.e. to the east, but not more space in the southwest.
If the house were placed exactly like an L. At the east boundary, I currently have to maintain about 3-3.5m distance.


I currently have to maintain a distance of 3-3.5m there as I have not requested any special permission. But with your idea and the current plan, the access from the garage into the house would no longer be possible without difficulty, or am I seeing this wrong?

Sorry, I'm not very familiar with that. Leniency? I only know the rule about permitted border construction of outbuildings up to, for example, a length of 9m. It would be new to me that you first have to ask the neighbor. But that's different everywhere.

If that is so important, we can see how many centimeters would be enough so that all vehicles could park in front of the garage. The door can also be moved.
Otherwise, the garden in the back would be more important to me than the 1m saved, which I can also very nicely create dry under the entrance canopy right up to the front door.

Currently, the staircase has a finished width of 1m. Do you think that is too narrow?


I need to look at that again, at least the main doors must be 90cm!


At first, with the layout, the entrance to the WC was from the dining area. Due to the shift, it is now possible to go to the WC from the hallway. The “tunnel” between the cabinets is 2m. Of course, we wouldn’t put open wardrobes on both sides but maybe a closed cabinet for shoes, jackets, etc. on one side and the wardrobe on the other. It would also be possible to make the cabinet a bit narrower towards the street and install a slim panel next to the door as a light passage.


The pantry currently measures 4.20 x 1.80 (without the additional meter used as entrance). Please feel free to share suggestions on how we could optimize the layout!


Do you mean because it looks fitted in on the east wall? Or do you mean the island?


I have already considered that. It is only important to me that room separation is possible!


Do you mean not a straight wall but a kind of S-shape? Where built-in cabinets could be installed on both sides?


Currently, only floor windows are planned in the parents’ bedroom, as only here will there be access to the terrace. For the two children’s rooms, we considered installing only “normal” windows so desks, etc. can be better positioned.


The space in the dressing room is currently 90cm, but it is true that 20-30cm more would loosen everything up, and the parents’ bedroom could become 30cm narrower.


The window facing east was for us some kind of sunrise light. Regarding the window front towards the balcony, we thought the balcony would actually provide protection so that not everyone can look inside. Possibly, a glass railing could also make everything a bit more private.

In Austria, this is called distance consent which you have to obtain from the neighbor if you do not want to comply with the legal distances. For the garage, a 3m distance must be maintained here. For taller buildings, this increases accordingly. What I know: height*height/10=distance (6m*6m/10=3.6m distance).


I have to check again, because the space to the south or west would be important to me. I can hardly use the space towards the north anyway.

That’s the raw dimension... 90cm is enough too, if it weren’t for that intermediate wall... Furniture also needs to be carried upstairs


And our front door is finished at 1 meter...



That’s just not acceptable.



But it might get tight...



I would like to see a design with a centrally located staircase and a completely new layout on the east side



Between the children's rooms: yes, definitely! Offers more comfort, no closet obstructs the floor area



Then please revise the balcony
