.. the problem could be the corner at the bottom left of your plan. It must be at least 1 m away from the "neue Grundstücksgrenze".

... double garage and parking space .. how many cars really need to be accommodated? Visitors not counted.

Where would you put it then?

1 m from the left side, about 1.8-2 m from the street

2 cars, 2 motorcycles, and 6 bicycles. Additionally, I had planned a workbench in the garage since the space where the garage is planned can hardly be used for anything else anyway.

Thanks for the input, I need to look into that. I don’t know if this only frees up more space, which I have to keep additional distance from the street anyway.

What surprises me a bit, it says hip roof. I would have expected a flat roof. A gable roof would also be possible. But a hip roof at this length? Do you already have elevations?

Do you have a bike rental?
I can't find any measurements of the property. So – the idea is just supposed to come across. The cars scattered all over the front yard like that is rather un-German. *ahem*

Has there ever been an attempt to place a rather square floor plan on the west side and the garage on the east side, in order to move the house structure further north?

By the way, I would also consider shortening the discarded design in length - that way it can remain further north and still comply with the setback requirements.

Or as a completely different alternative, if it were legally permissible:
A house whose front follows the northern boundary line, but the roof only "obliquely" follows it.
