Are you off during the construction phase, or can you check on things at any time, or only on weekends? That would be an important criterion for me to (not) make you the site manager for the own trades.

So I have a relatively large amount of leftover vacation from this year due to corona and theoretically at least as much vacation next year, which I want to take for the project (a total of 20 vacation days). However, I have to admit that quite a bit of self-performance is also planned. Additionally, I am basically only working from home and can manage myself relatively freely. I am 4 km away (unfortunately still 25 minutes due to traffic) from the construction site and can theoretically drop by spontaneously during the week or then daily to every other day during the construction phase. However, I assume that the site manager will also coordinate the subcontractors once contact is established. He is much more knowledgeable professionally anyway. I would rather have to check regularly as the project owner whether they are actually communicating with each other, which can also be done from home. Fortunately, the electrician subcontractor of the general contractor is super relaxed. I think the interfaces with the screed layer and drywall builder could still be critical, as I don't know them yet.

That's quite bold.

Well, I wouldn't oversee trades I don't have to.
He also has no contractual relationship with the plumber and accordingly
a) knows nothing at all
b) has no authority to issue instructions
c) it's none of his business

Anyone who thinks the site manager runs the construction site also thinks that lemon folders fold lemons ;)

On average, for the GU/GÜ projects you are probably right. But with this site manager, I know from experience that he does it when I tell him and also inform the external company accordingly that he is allowed to give instructions. Of course, the services to be performed must then be precisely defined. I am currently trying to achieve this with my GÜ. So a binding specification sheet and not just the construction service description and drawings... Let's see if that works because they don't have it ready. I have now requested another meeting with the managing director. I hope they can still manage it.

Hello Tolentino,

we have only obtained one offer so far and would end up at just under 52 k gross without BAFA, excluding bathroom ceramics. With BAFA, it would be just under 42 k gross.

Included:

    [*]Wolf CHA 07 Monoblock package with cooling function and 300 L hot water storage
    [*]Wolf CWL-2-325 fresh air system
    [*]Property underfloor heating as a complete system for about 173 sqm out of 193 sqm total area
    [*]Complete pipework in the house for a parents' and children's bathroom as well as kitchen and guest WC plus 19 tapping points
    [*]Two connections for the garden
    [*]Programmable room thermostats optional
    [*]Water softening system

That would be about 10% of the building sum for us, depending. We want to build a KfW 40+ house, 193 sqm with an architect.

Since I currently lack comparative offers, I can't yet assess whether it is a lot or a little. We (want to) build with individual contracts and an architect. However, and here I would really advise you to find a solution with your contractor, the problem could be that you yourself do not find anyone who can/wants to do it. No idea where you are building. Besides the above-mentioned offer (a nationwide company), I contacted three/four local companies. All turned me down: too much work, too complex, no time and no interest.

So 10% of the construction sum seems about right, I think. You have a bit more area and overall many more tapping points. But yes, I have now requested a meeting first. My goal would either be that he convinces his subcontractor to still carry out the design and the installation plan of my MEP planner, even at additional cost from my side (although I don't believe it, since that was exactly the reason for his withdrawal) or that he hands over to me a specification sheet for the trade with a stamp, so that it is absolutely clear what the new plumber now has to do and what will be done by the subcontractors of the main contractor. Ideally, of course, I would prefer that he finds another subcontractor who simply does what the old one was supposed to do and that's that. But I think that's the least likely. Thanks for your information. I am building in Berlin, my preliminary inquiries have already resulted in two companies that have basically shown interest, whether they will be able and willing remains to be seen—regardless of the price...
