Costs for the heating & sanitary trade

With us, the costs for the heat pump including controlled residential ventilation are 40,000€ gross. Underfloor heating is of course extra; I don't have the costs for that, as it is not eligible for BAFA funding. Something is seriously wrong with the offer if they want to install 9 electric towel radiators.

Thank you for the quick feedback! The heating load calculation still needs to be done; this is initially about a cost estimate. But you seem to share my assessment that hopefully we should manage with significantly less if we obtain various offers.

Regarding the controlled residential ventilation, the estimate is to be updated again, as he hadn’t understood until now that it was to be planned. So that would be added on top.

Drainage is only the pipes inside the house; the rest is the responsibility of the shell builder. So it sounds rather high accordingly, doesn’t it?

Yes, from my point of view it is incomprehensible how you can sink 10,000 EUR just for sewage. No matter if 240 m². Or do you have a super complicated floor plan (no bathroom above the other one?)

You have sanitary fixtures in your own hands. Hard to say much about it, but such an amount you are of course also quick to spend and haven’t quite reached the top shelf. But you can also get it cheaper. What really makes my jaw drop is the rest. Stuttgart is of course top price category but for comparison. We built last year, 140 sqm living space. + basement 70 sqm with underfloor heating. Air-water heat pump with indoor installation. One large bathroom upstairs, one small guest bathroom/WC downstairs. Sanitary and heating together 55k. Count another 10k because we had the furniture/mirror cabinet and glass cabins ourselves or separately. Sure, you have a kids’ bathroom and WC separately. But that doesn’t justify the difference. We are 50 km from Stuttgart.

Ask them for the individual items as well, then it's easier to understand what exactly is causing the explosion...

: Thank you very much, I had already extrapolated from that, for the living area about 1.5 + maybe 10% for Stuttgart (You are building in Berlin, right?) it would be around 75,000 euros gross. The 100,000 euros we estimated already seems generous... Bathrooms are deliberately all directly above/beside each other, only the kitchen is a bit on the other side.

We will soon start with the actual tenders, then I will discuss the offers with individual items here again, maybe it will also be helpful for others :-)
