Cost of a single-family house with 130 sqm living area

Hello everyone,

we are planning to build a single-family house with 130 sqm in southern Lower Saxony in a rural area. We already own the plot of land. How much do we have to expect for turnkey construction costs?

Further information:

-without basement
-1.5 stories
-gable roof, 22-degree pitch
-guest bathroom with shower
-underfloor heating
-1 dormer
-170 sqm total area
-without garage
-40 sqm terrace

Assuming that you want to build solidly and further assuming that it is a dormer with a width of 1.50 m (and not a cross gable), the construction should cost you about EUR 250,000 for 170 sq m. Plus costs for painting/flooring work, incidental construction costs, reserve extras, and costs for outdoor facilities.


From €60.00/sq m upwards; depending on the type of terrace.

Thank you construction expert for the quick reply. In various forum reports, I have always read a value per sqm of living space of €1,600 - €1,700. In your calculation, it would be approx. €1,900. Where does the difference come from? Possibly from the value-added tax. Because €1,600 net + 19% value-added tax would be about €300 = €1,900, which fits quite well.

Hi, I have a current offer for our house here. It is a [Zwerchgiebelhaus Massiv] with 150 sqm of living space + basement. Knee wall 125 cm, air-water heat pump including [Fertiggarage] etc. Turnkey cost: €302,800... The house is to be built in Bavaria. Regards

What kind of VAT?

250k :170k = approx. €1,490 so it fits after all

without ancillary construction costs, right? And the €300k were current 2-3 years ago, now it will be difficult or very low quality.

Yes, without additional construction costs. But including construction electricity and water and connection of the drainage system (separate system). The equipment is standard. So no golden faucets or similar now. The offer is dated 30.09.2016.
