Cost of a single-family house with 130 sqm living area

Am I seeing this correctly or is there no shower planned in the upper bathroom at all?

Hello everyone,

So, I have now received two more offers. Thus, there are 3 offers including additional costs, which refer to the data from page 1 and the attachments from page 3:

Provider A: 310 TEUR

Provider B: 285 TEUR

Provider C: 315 TEUR --> no longer considered, as the befriended architect hardly builds single-family homes and has hardly any time for us.

This is where I need your help, as the difference is around 25 TEUR. Here is some information about the two providers:

Provider A: Construction planning company
- 4 employees
- works with external craftsmen
- builds 4 houses per year --> therefore, he has more time for us as well as for construction supervision
- offer is about 25 TEUR above Provider B
- we have a good feeling with this provider
- a colleague was very satisfied with Provider A

Provider B: Construction company
- 50 employees
- own fleet of machinery
- only architectural services (drawing, building application, statics) as well as electrical and sanitary installation are carried out externally
- builds 4 houses simultaneously --> therefore, he has less time for us as well as for construction supervision (only 2 employees for construction supervision)
- we will only get to know this provider tomorrow
- offer is about 25 TEUR below Provider A
- his brother owns a large building materials business
- a colleague was very satisfied with Provider B

I understand that Provider B can offer the house cheaper (own craftsmen, better purchasing conditions). But I wonder if that 25 TEUR makes a difference? Furthermore, I would like to know from you if you would spend 25 TEUR more for a good feeling or most likely for more available time for one? Although I don’t know Provider B yet. I would really appreciate your opinions. Thanks

Are the construction service descriptions exactly the same 1:1... or can you even evaluate that on your own? And one more thing – the house has 160+ sqm of living space (if I call the kitchen "culinary trade fair center," it still remains a kitchen)

We sat down with provider A and compared his offer with that of provider B. This results in a difference of around 25 TEUR. Previously, it was 45 TEUR. Furthermore, I asked my architect friend to review the offers. The result will follow next week. What is different is that A offered aerated concrete without an external thermal insulation composite system and an air-water heat pump, while provider B offered brick, with an external thermal insulation composite system, a gas boiler, and a solar system for hot water. But provider A told me that there is no price difference.

Otherwise all details the same? Window brand, tile value, type of sealing, roof structure, roof tiles, floor slab....
