I don't know.. how many offers were obtained? There is nothing expensive requested for the house. And Bad Sachsa is probably one of the cheapest areas in the West of the republic. In southern Lower Saxony, prices for building are also lower because there are traditionally many construction trades here. In every small village, there is a general contractor and a building materials store.

Hello, since the architect is a good acquaintance, we did not obtain another offer. On Monday, due to various statements from friends and acquaintances that the house is too expensive, we have an appointment with another architect to have a comparative offer. Furthermore, I was quoted a price of 250 K EUR by a construction company (acquaintance of a colleague). However, I do not know what standard the house has. But I would be interested to know how such price differences can occur. In my opinion, it can only be due to the quality of the materials or the hourly wages of the selected companies for the work, right? Or is building through construction companies significantly cheaper than through an architect? Regarding the offer of 316 K EUR, I must add that a tendering process is carried out. I would appreciate corresponding answers. Have a nice weekend.

I would like to have your assessments on where I can still save costs in order to reduce the planned costs from 316 TEUR to the desired 290 TEUR. I have uploaded the floor plan as well as the exterior view. We have already had one dormer removed.

26K€ is not exactly small, with small stuff like giving up the two floor-to-ceiling windows, it won’t make much difference...

- Reduce area
- Remove dormers (especially the ones with crooked roofs and windows)
- Postpone exterior landscaping
- and I’ll say it quietly... renegotiate the architect’s fee
- Is the kitchen included in the budget? That can obviously range from 5K€ to open end, so there’s room to adjust. For example, save a few meters of furniture, no stone countertop if planned, remove the breakfast bar (which is unnecessary anyway, since the dining table is right behind it), no Miele appliances, etc.
- Opt for cheaper flooring, paint yourself.

Basically, you should direct this question to your architect.

Don’t forget the contingency!

You can easily shorten the house by at least half a meter. The space in the kitchen is too wide, the children's rooms can also shrink by 30 cm each. The same applies to the bathroom and the toilet downstairs. But beware: the staircase is drawn far too narrow, and if you look at the dimensions in the living room, those are doll sofas drawn there. Regards

I would first compare. I agree with Ypg on the sofas and the stairs. The stairs also seem quite short to me. However, I would not make the house smaller, I find the space in the kitchen good as it is and the children's rooms should not be smaller either. First, look for potential elsewhere.
