The price development is already enormous, I have read a lot here in the forum and can also confirm that it is going in a similar direction with the architect.

The idea for the roof shape arose from the fact that we want 2 full floors and initially wished for a city villa. Everything you build on top of that, whether gable, shed or hip roof, is more expensive, or am I mistaken? Isn't the flat roof actually the cheapest form? Greening can definitely be sensible. The architect is very convinced of the tightness of currently built flat roofs?!

Air heat pumps involve more electricity costs or can someone convince me otherwise about this form? The architect raved about the water-carrying chimney and emphasized the benefit regarding electricity savings for the heat pump? What does something like that cost?

Well, in the end not so much luxury after all and yet an insanely high price! What are the biggest items that consume so much money? I have read about shell construction prices here which I find almost unbelievably high!

Can someone send me a comprehensive cost estimate, also overall according to DIN 276? I only find old ones online! Ideally, of course, for a similar building type!

Our plan is, before we go to the bank, first to pay the architect and obtain quotes from the companies in order to get realistic values, whether higher or lower! Has anyone done it this way and doesn't it help?

Why unbelievably high? Because we heard about different prices directly from companies!

What would you calculate for windows, mostly sliding and fixed glass elements at the back and common windows in the rest of the house? I really can’t estimate that!

Insulation and plaster façade inside and outside, can you also say something about that?

Oh, and how much can one probably save if one does the electrical work, lays underfloor heating pipes, plumbing, tiling, painting, oneself?

By the way, I am only talking about the pure house here! I appreciate the advice, but I am aware of the additional costs, garden art, garage costs, furniture costs! No need to try to convince me otherwise, the house will be built.

Electricity costs for the air heat pump are higher but you have 10,000 less investment. You can probably heat for 30 years until you make that up. That's why air heat pump!

Windows? Which ones, plastic? Size? I think you should plan around 20,000 euros.

Plaster inside and outside 30,000 or even more.

Savings on electrical, heating, sanitary, tiles, painting in total maybe 30,000 - 50,000 euros.

How do you then come to 500000? What would you calculate for the roof and shell construction?

It should be aluminum windows!

The question is relatively easy to answer:

Your shell construction with drainage will be somewhere around 150k€.
- Plastic windows and lift-and-slide door doors 30k€. For example, a 3m plastic lift-and-slide door, triple glazed, now costs 4.5k€. Next year it will be 5k€.
- Air-to-water heat pump, controlled residential ventilation, underfloor heating and piping, good standard bathroom without a children's bathroom and without frills 60k€
- Plaster 35k€
- Flat roof no idea, I don't have one. But our pitched roof costs 30k€. Flat roofs are actually more expensive as green roofs.

Where are we now price-wise? And there is still a whole lot missing.

Yes, you are. The mistake is seeing the roof merely as a kind of cylinder head cover for the floor plan. A flat roof is only the "cheapest" if waterproofing doesn't matter.
In fact, the most economical choice is a gable roof with about 22 to 25° pitch, as a truss construction.


With your price expectations, you would end up with "wood-aluminum" (which is normally the most exquisite, but currently it is fashionable to produce it in the cheapest qualities). That I recommend plastic is rare, but: you are not an aluminum type, it won't do you any good.


Use aluminum for the front door and the rest in plastic. Patio doors should be double-leaf with mullion, 226 cm is a good width there. And keep in mind: every oversized window forces shading and then you have to add the roller shutter pharmacy prices.

If you want the frames in color, I recommend Gealan (profile manufacturer) instead of foil.

You’re actually giving Karsten a run for his money with his sayings :-p Now seriously. @TE doesn’t want to believe the current construction prices and wonders about price estimates, but then wants geothermal energy, a children’s bathroom, flat roof, aluminum windows, etc. Honestly, the wish and the reality are so far apart. But that’s not all yet.... Just wait and see how far the architect’s estimate will deviate from the actual offer. That will really blow your mind.
