17.5 cm y tong, stone wool, air layer, facing. Total thickness 46 cm is not cheap stuff but good standard.

Your wall construction is definitely not cheap, that much is clear to me. I was more talking about monolithic Ytong à la Town & Country, which just barely meets the energy saving regulations. No offense!

Now I naturally want to know the price for it, and I can only rely on the statement of the architect, whose company is well disposed towards us for other reasons anyway, and certainly does not want to deceive us. Structural engineer, architect, and energy consultant form a company, by the way.

Of course, it is also hard for me to read that all this is utopia and then there are people who write that it works. In any case, I will continue to report, and very soon I will be able to obtain first offers without having to talk to the bank beforehand. That is why nothing bad can happen to me right now.

Father is a master craftsman and will be involved on the construction site daily, checking the trades, already building his third own house, knows all trades, so he can take over many things himself from sanitary, laying underfloor heating, laying tiles, all electrical work from powering electric blinds, to cable laying, sockets, etc., up to painting work, installing interior doors, etc. where we would of course also have another savings of 2000, but own contribution is another matter. The current price level is more difficult for me to assess.

What does the shell construction cost? What does the exterior and interior plaster cost? Here in the forum there are such different figures that diverge so much? I think many are just supposed to be warned first, you are naive and be careful not to go bankrupt and that is of course justified. Maybe others have made different experiences themselves. In any case, we will also try to fight for prices with every company we ourselves ask for offers, despite the current order situation.

Yes, the walls are not kfw! That would be more expensive, and I believe considerably more expensive, and yet the heating costs will not ruin us. kfw house is certainly a great thing for many, and I wanted it too, but I am glad to have heard from an expert that it is not necessarily mandatory, and that you save money because of that. Maybe we will regret it in 20 years, but we have a heat pump nonetheless! We might be able to offset the electricity costs with a photovoltaic system.

You don't have to justify yourself. KfW55 or better never really pays off from the investment itself anyway, you simply have to want it, or not.

Don't underestimate the own contribution. We are in a similar situation, but we don't expect too much from my father because there is simply so much where help is needed, the house also has to be finished at some point. Of course, everything can be done by oneself, but the construction speed increases in some cases in proportion to the number of people working in parallel. I know one of those "we do everything ourselves" houses, it turned out great, but it also took 2 years.

I mean, your offers for a 200sqm Robhau will probably be somewhere around 160-180€ with drainage. Add another easy 40k€. Then the roof with 35k€ and the windows with 20-25k€. Then 250k€ are gone. Bathrooms and heating technology with 60-70k€, electrical with 15-20k€. Front door with 5k€, doors with 8k€. Then come stairs, screed, painting and flooring and a few other things.

I would like to give you something to keep in mind. Unfortunately, you often get messages here from people who have nothing to do with house construction. Many consider themselves experts just because they comment a lot here or are currently building themselves. This makes it even more difficult to give an estimate for your individual trades. Region, capacity, soil condition, development plan, etc. It can easily happen that you get "defensive offers" or simply exaggerated ones. Nevertheless, there are companies that are not fully booked. If I had listened to this forum, I would have had to stop my build immediately without getting any offers. Fortunately, the estimates from the "experts" here were completely exaggerated and unrealistic. One more thing you should question critically: this is not meant disrespectfully (towards the diligent members), which people have time and desire to participate in such forums? Exactly, either dissatisfied or seeking confirmation... One thing is for sure, it will always be more expensive than you think. You should plan at least a 10-15% buffer.
