I can report that we are one step further.
The planning is largely complete. The house will have a flat roof, which of course is not completely flat.
The second ceiling will be a concrete ceiling!
We have planned two single garages, one extended with a storage room, in the middle without a wall! There is a connection via a fire door directly into the house.
The children's bathroom remains. On the upper floor there is an open space with a gallery overlooking the ground floor.
The living, dining, and kitchen area will be 63 sqm.
The entire house will be 200 sqm.
Economically considered, the windows will have blinds (Anthracite). Almost exclusively the same but many window elements will be installed here. Lift-and-slide doors have been omitted. There are also fixed glass elements!
Visually, the house is plastered white, with anthracite color between the window sections!
The plaster on the outside is somewhat thinner in the lower area than in the upper area (optical effect).
It will not be a KfW house; the idea of economic efficiency was ultimately paramount. Building according to the Energy Saving Ordinance is mandatory anyway. To the experts: What subsidies can I still hope for (NRW) KfW, BAFA, NRW loan, if I build like this?
Not yet clarified is whether we will use an air-to-water heat pump or geothermal ground collectors (soil permit for water protection area required), but it will probably be an air-to-water heat pump. Is it noisy, located directly under the bedroom?
The ceiling height will be two bricks higher than normal.
Otherwise, I am very happy with the drawings! They look great.
Cost estimate will follow, but is likely around 2000€ and with own work, sanitary, electrical, railings, painting, tiling, we could come down to 1700-1800, says the architect. This already includes all architectural services for 1-9, incidental house costs such as development, building permits, paths, etc. Included! Garden except for paving, garages, and kitchen are not included.
