Oh dear oh dear once again a completely utopian architect's estimate. One really should give such people a tap on the fingers. We've had this here enough times already.

You mean 2 layers NF higher than 2.50 m, so 2.665 m?

Clear room height of 2.635 is meant!

To me, the statement that this is utopia is currently less credible, I will keep you updated!

The price estimate from your architect is crap and that includes the architect's fee. What a loser, really! But well... you'll see what you get from listening to such a storyteller.

The ceiling height is amazing.

We have just finished the shell construction. The difference to the standard (neighbors) is enormous, although it is only about 20 cm.

Why don’t you go to the
builder who has an architect included in the
offer?

I paid 5,000 euros net flat rate for the architect. He was only responsible for planning and drawing and the building applications but that was really professional.

I am now paying under 2,000 per m2 and have plenty of extras. (Schleswig Holstein)
(4 built gables, all clinker bricked, 300 m2 roof area covered with clay roof tiles, 6 concrete pillars to realize open living, 4.7 m ceiling height in the living room with gallery....

Electrical & bathrooms complete are already two quite substantial items, which he has excluded due to self-performance. I cannot assess the included item "Außenanlagen-Light." We also build for under €2000/sqm including everything except painting & laminate floors and of course without any outdoor facilities. But for that, things like KfW55, so no cheap Ytong box. (In Saxony, of course, overall somewhat cheaper than Ruhrpott...)
