It is true that there are expensive architects. Then there are the "artists." And if they don't have the best connection with the executing trades, it doesn't get any cheaper.
My architect himself was on the construction site once or twice a week and has been on a first-name basis with every craftsman for decades. Such connections also pay off in terms of price.
It is only important to me that when looking for the right house-building partner, architects are not excluded across the board. If we hadn't found ours through random word of mouth, we probably wouldn't have built (yet). All other offers were at least 30% more expensive...

Whereas your house is very affordable compared to those writing here. Probably no general contractor can compete with that. I think the artists are more likely to be found in somewhat larger houses. Therefore, always get counteroffers.

This wouldn’t even cost as much here with the premium general contractor. And that's in the Stuttgart area. But well, it's not the first time that an architect’s house would be overpriced.

I have the feeling that those who build with an architect pay about 100k more than with a general contractor.

The feeling is deceptive... We planned with an architect and commissioned them for LPH 1-5 and the tender of the shell construction. We took care of the rest ourselves.

We come out about 120,000 EURO cheaper than 2 offers from general contractors.

By the way, we are also building a flat roof with 209 sqm of living space, 78 sqm partial basement including 22 sqm hobby room. In the laundry room, hobby room and hallway there is underfloor heating as well. Garage with 56 sqm. And our total cost is about 700,000 EURO. However, all costs are included except the land.

The listed planner costs are an outrage...

I can't tell you about the garage since it's integrated into the house and not just "simply" standing next to it.

Air-to-water heat pump, controlled residential ventilation, smart home, about 200 sockets, numerous ceiling spotlights, 3 bathrooms, material price of the floors about 100 EURO per sqm, plastic/aluminum windows, numerous external blinds, higher room height than standard and accordingly 2.25 meter high doors.
