Wow those are really steep prices you have there [emoji15]

Well, we only have one bathroom and a guest toilet with a shower. And not a double garage, but a prefab garage and a prefab basement. But we spent quite a bit less for that. Your offer seems very high to me as well.

Can it vary so much by area?

Go to the general contractor with the draft and have them give you SF offers. This is a bad joke. Such "architects" should be sued. They are easily 200k too much.

We are in the outskirts of Freiburg, also just shortly before the start of construction.

Detached single-family house with gable roof, 1.5 floors
200 sqm living area
Fully basemented
Double garage
Underfloor heating with parquet, tiles, laminate
3 bathrooms medium standard (possibly only 2 at first due to costs)
Gallery
Floor-to-ceiling windows with venetian blinds [Raffstores] (above roller shutters)
A bit of smart home (underfloor heating, door intercom, shading)

Approx. 650,000 including 50k architect, +20k other planners

Additionally outdoor facilities, panoramic fireplace and kitchen.

Plot and other incidental costs extra.

Realistic prices here in the area

This wouldn't even cost that much from the Premium GU. And that's in the Stuttgart area. But well, it's not the first time that an architect house would be overpriced. I have a feeling that those who build with an architect pay roughly 100k more than with GU.

1.5 floors with 139 sqm living space, underfloor heating, two bathrooms, average equipment, about 45 minutes from Freiburg, with architect: 248K Architect and incidental costs included. Only the exterior facilities were extra. Therefore, I would like to claim: the statement by Arnonyme is somewhat too general.

Exceptions prove the rule
I’m not saying that it has to be that way across the board. But it somehow happens relatively often that I wonder what architects say houses should cost.

Maybe they just don’t post who built cheaply with an architect.

I can only speak from my experience with an architect. The cost estimate was so ridiculously exaggerated, with simple equipment, that we immediately gave up on it.
