If I did not miscalculate, even with own labor you are still solidly over 300k. But that will be due to the relatively large extension, right? Doubling living space definitely doesn’t sound cheap :)

I assume the basement insulation from the outside was mostly DIY? So 7k for materials, excavator/excavator operator? I often hear about significantly higher costs if done by contractors (rather in the range of 20-30k depending on the size of the house of course).

We bought a 200-year-old house with 160 sqm of living space and 1800 sqm of land for 110,000 euros and with attic conversion and extension we reach 280 sqm. Complete renovation from roof to cellar under [Denkmalschutz] conditions. So slate roof, wooden windows, timber frame renovation, wall heating, etcpp with a lot of own work for just under 250,000. 300,000 euros is a comfortable buffer!

A friend of mine bought an old house in a really great location (quite central but close to the canal) in Münster about 10 years ago and completely renovated it. Even back then, the real estate market was more than tight. And completely renovated means to me you can’t see anything from the old house anymore (at least from the top of the basement) ! This included remodeling and expansions (huge roof terrace). Quite high-quality materials for floors etc. I don’t have exact prices but it was mentioned several times that the renovation was more expensivethan building new (which wouldn’t have been allowed anyway!)

Really only the basement and the bare walls remained. Of course the roof was also completely redone. Removing the old roof and putting a new one on is of course more expensive than just a new roof in a new build, it’s obviously much more work. That’s why 300K might not be enough.

Back then it was mainly about the great, almost unique location (I already heard from many people at that time the three arguments to decide for or against a house: location, location, location :-)

If we had completely renovated our house, we would have ended up at about 1200-1300€/m2. But then really everything would have been done, and that is calculated generously now. It wasn't necessary for us, as of today we have renovated for about 450-500€/m2, and by the time we finish everything, we will be at about 600€/m2. Windows, doors, roof insulation, drywall, bathrooms, water pipes, electrical work, floors, ceilings, walls and lots of small stuff like radiators. But facade and roof and heating boiler not yet. Own labor included. If you hire craftsmen for everything, of course it gets more expensive. We would have to hire craftsmen for facade, roof and heating boiler, which is why the remaining renovations would also be much more costly.
