Cost estimate for knee wall construction and renovation on the existing structure

The more I think about it, the more sensible I find the proposal . Apart from the gable demolition and reconstruction, the architect also pointed out to us that material differences between the ground floor and attic would probably always be (even if only marginally) visible. And who knows if we might not have difficulties with sealing, thermal bridges, or similar issues after years.

I am attaching pictures of the exterior here. Unfortunately, I don’t have any of the interior at the moment as it is still rented out.

The entrance will be relocated from north-east to south-east.

you are right. Somehow it looks weird to me now too. In an initial draft, the wall between the living room and hallway was still a bit more broken up (I am also attaching the draft). However, my wife said that you would always be looking at the pantry from the sofa. I will see if I can perhaps solve that visually in a different way, without this hallway extension and possibly without the pantry, since there is also a storage room behind the windbreak at the front.

Are you also getting a new basement staircase? Somehow the original basement stair access doesn’t fit with the new plan with the landing stairs.

As for the pantry itself: as it is now drawn in #1, it is anyway way too narrow to use the 3sqm. In that respect, I would shorten it, put the door on the end wall, so you don’t see the door from the sofa. The kitchen itself has enough potential to accommodate another freezer or a food cabinet.

Regarding the cellar stairs... they are installed differently than shown in the existing plan. Despite inspecting with the architect, afterwards no one really knew exactly how they run, which is why the different arrangement from the first draft came about. After we checked again on-site, we found that the cellar stair access goes down from the hallway on the right and only has a slope around the corner at the bottom. Since it is currently open, we will close it to keep the cold air downstairs. The landing is basically located at the position of the lower end of the cellar stairs. So the new stair ascent is to the left of the cellar stair descent.

By the way, we are also having a hard time with the bathroom on the upper floor. We don't really like the current layout. We had imagined a T-solution but both of us are currently stuck with the layout. Maybe there are some good suggestions for this? The plan can be found in post 2.
Basically, we have no problem partially building the shower into the slope and possibly working with a seating option (maybe to quickly wash the feet of a toddler ‍♂️).

So we would be very grateful for suggestions :)

When I see the individual prices, I always feel sick...
Unfortunately, it doesn't get better with the total price.

Man man man, that's a lot of money...
I didn't get through the demolition work without tears.

Dismantling windows, roller shutter box, front door, entrance stairs €3,700.00
Create new stairwell opening in EG ceiling €1,000.00
EG floor coverings + screed demolition approx. 140m² x €20 €2,800.00
man man man...

Some people sure enjoy themselves then. Good for them. I’m happy for them.

Timber frame construction is not worse and not unpopular for flat roof extensions, but here I would build up with masonry. The pantry is almost exactly as drawn: except for opening the door "outwards" (or: letting the sliding door in the pantry run open in front of the wall) I would not change anything there.

The bathroom will be very nice like this. Possibly move the door to the right and make the shower bigger. The door should also open to the right (according to my taste).
