Usually, there is no money for years to build driveway, terrace, carport. You should plan at least a little for the outdoor areas, at least for terrace, parking space, and entrance platform.

Check the electrical part carefully. Most construction specifications have a standard from the 1970s. LAN wiring to the most important locations is definitely recommended.

Maybe something will come up if there is still some breathing room within the financing. Otherwise, with premium payments, remaining savings rates, and matured payout savings plans, there are one or two pots that can be used for this mid-term.

Always a matter of expectations, of course.

The construction service description includes "high-quality" switches & sockets from Jung or Busch-Jäger in alpine white. That is not only what is acceptable but also what I envision aesthetically. For example, for the living room, 3x single sockets, one triple socket, and one TV socket are planned as standard. One more socket might possibly help — at the moment, we only use 5 sockets in the living room. I see no shame in solving increased demand in the media wall, for instance, with a power strip behind the cabinet. This runs through the construction service description. Sure, "more" is always possible. But as a layman, I don’t see anything that would blow the sampling buffer of €10,000.

Even if I consider the buffer beyond the electrical installation. Our shower base as desired is included in the house price. I have costed the shower screen separately. We don’t have high additional demands on sanitary fixtures in the bathroom. €200–300 for a different washbasin could certainly be absorbed here. I only see greater demand for the interior doors as well as the front door. But with 6 interior doors, I expect a surcharge of about €2,000; maybe the same again for a nice front door.

Actually, for me, it was more about the incidental building costs overall — whether I’m completely misjudging connection prices, construction power, excavation, fees, etc. That everything is often very individual to the plot of land, of course, does not make the whole matter any easier.

We don’t even know yet where you are building, neither the district nor even the development area.

How do you come up with the price for the earthworks? How much excavation volume is there (how was it calculated?) Do you have a soil survey and an approval for the disposal costs based on your soil quality?

Have you researched the house connection costs for the individual sectors with the suppliers? And do you have offers for the costs of laying pipes within the property and have already included them on top? Or are these all just flat rates?

Are you doing laminate and tiles in EL?

Saxony-Anhalt, Saalekreis. New development area, rural.

All a first estimate. Removal of 30cm of soil included. Neighbor needed 40cm. Soil report is not available yet; also because the property does not definitively belong to us yet. Excavation volume was calculated for a rectangular base area: (length 9.75m plus 2m) x (width 13.75m plus 2m) x 0.50m depth (for safety) — that is concretely 92.5 m³ here. Price approx. €35 per m³ for disposal of everything. Rounded up to €3500 total. Assuming everything has to be removed and we cannot "spread some out" or fill gaps with it.

Flat rates. As we have not yet defined the location 100% on the property, the exact connection lengths are not clear yet. All connections are on/in the property and just need to be "brought" to the right place. Construction companies once quoted me €12,000 total for electricity, water/sewage, telecom, and gas connection costs. Gas was dropped in the meantime; I calculated the amount and allocated it as a buffer to the other connections. One will consume more, another less... I still need to get quotes. I consider €3,000 each acceptable.



Tiles in the bathroom are included in the house construction price from the builder. Here I still need to find out an extra charge for laying large-format tiles 30x60. For an 8 m² bathroom with wall tiles up to 2 m height, I estimate an additional €700 - 1000.

Generally, tiles and laminate outside the bathroom are DIY, yes — just like painting throughout the whole house. I have also adjusted my calculation accordingly:

Laminate including installation (75 m²) raised to €4,000. (As of now, our desired laminate would cost about €15/m². Plus €10/m² for skirting boards & stuff means €25/m². At 75 m² that is just under €1,900, plus waste let's say €2,100 material. Installation as a guideline price €15/m² — about €1,200 more. Total €3,300, remainder again as buffer possibly for tiling work or in case we suddenly choose other laminate).

Tiles including installation (45 m²) at €3,500. Mixed calculation: HAR (hard floor coverings) require very simple, small tiles from me. Hallway/entrance area and kitchen should be "somewhat higher quality," though that is relative. Conceptually I am thinking €25 material per square meter.

Painting work including materials estimated at €5,000. 110 m² living area, all walls and ceilings white, possibly children's room walls in a slightly different shade and one wall in the living room darker.

For comparison: We have 2x3, 2x2, 2x1 sockets plus a total of 3 in the window recesses.
Additionally TV and 2x LAN. And all that in a 25sqm living room.

So far, I haven’t been able to complain about too many sockets.

For me, there should be a double socket in every corner of the room. Alone behind the TV you need quite a few. TV, receiver, PS4, possibly a stereo system...
That already uses up four sockets. Then possibly decoration or lighting.
I don’t think it makes sense to start with a triple distributor in a new building.

Demands aside, if I were to visit a 10-year-old house and find only 5 sockets in the living room, I would deduct 15k€ from the purchase price for a new electrical installation.

Ok, two more things:

Your overburden increases by another 30 to 40% due to loosening at the surface. So you should add that on!

And you can specify the connection fees (water, sewage, electricity) with two calls. Or you can ask the neighbors already living there in the development area.

Regarding the loan, you can comfortably add another 10k on top of your reserve. Assuming a 5% special repayment and a loan amount of 200k, you could pay it back right after the first year if you don't use it, which will cost you about one or two blues in interest... better to have that for flexibility in reserve than to have to refinance later. Of course, assuming you stay in the same interest tier.
