My wife is having the child and earns €2,800 net and the child is coming in 2-3 years: makes €1,800 PA + "sibling bonus because 3 under 6.

Yes, okay. But parental allowance also causes problems with almost all banks. It is now limited and not sustainable. I don't want to take away your dream. But for the next 4-5 years it won't work unless the income is sustainable. And by then the Baukindergeld will also be gone.

I do accept your points. I haven't contradicted anywhere. But, for example, I did not intend to hide from the bank that we will have another child... People who build without children also have children later. They also don't report that on the loan. The calculation was for US to see whether, despite the child, there would still be capacity for 1200€ (+ incidental costs, + no savings rate). Just not much more. Child 3 will definitely come only after owning property. In the worst case, then only in 5-6 years.

I can definitely understand that you include what money you could have. We did that too; we had the wedding firmly planned and counted on the change in tax classes. Support from my parents, because I am still studying, was also included in the income, etc.

I do not see it as unrealistic that you could get a building permit by the end of 2020.
First, look for a plot of land, simultaneously visit model house parks to see what you like. (And what that would cost). Find out what is possible. Do not sign anything, no matter how well you are supposedly going to get out of it.
If you start putting effort into saving now, you will have quite a bit together in a few months.
We now have almost exactly 2 years after our first search for land the notary appointment, because the development of the new building area took so long. (Nature conservation statements and so on delayed a lot, plus archaeological excavations.) But in the meantime, we have already prepared enough so that we will submit the building application a week after that. Moving in will be at the end of 2020/beginning of 2021.
For total costs, I would rather expect around €450,000, depending on price increases that may still come, probably a bit more. (for land, house, ancillary costs; with own contribution)

This message somehow got swallowed. Just got an email.
No, no time pressure. Just the will and the desire. But we only buy/build what we really want. So it will probably take a little longer.
It was more about whether we can already start looking. End of 2020 would have just been a nice bonus.

I know this is often a topic here. But with 300,000 I only meant the house + incidental building costs. Land excluded. So in total about 370,000. But rather expect 450,000.

Thank you very much for your contribution! We will cautiously observe the market and take a day trip to a model house city on Saturday – the kids will probably find that funny.
