Yes, the desire is great and so is my wife's. We have talked about it at length.

I will check the size live on Saturday. I just don’t understand why I can have 3 children sleep in one room, but not everyone have their own small room. You know what I mean? But maybe it will become clearer to me when I see it live. So far, I only know the 108sqm house and I found the 3 bedrooms on the upper floor quite large.

I myself did not grow up in any room. Maybe that’s why I have this view.

The discussion is totally pointless since everything is far off. We searched for 4 years before we found something now (existing property). Not because money was tight, but simply because there is nothing on the market. A plot of land would still be nowhere in sight if we had been fixated on building. I would wait another year, save as much as possible during that time. Then start searching. Discussing square meters and rooms already now is pointless. Financing can only be arranged with a specific property.

The building orientation is okay, I have that on my radar now too! Thanks for the hint. That's in the development plan, right? I definitely need to see that before buying.

When I thought of usable space, I meant sheds in the garden. Otherwise, is a garage cheaper than a basement? I still need to think about that.

Yes, partially it's very tedious for me too.
The question actually was whether a loan can be paid off with a rate of 1200 without additional costs. I have to increase the amount to 400,000–450,000.
We are definitely searching from now on. The existing property is not off the table if THAT comes up.
A precise financing plan can only be made with a property, says the bank as well. But they have also promised us financing. For them, the permanent employment contract during maternity leave is not a problem.

To be honest, I find the fact that there is 0.0 equity at least as concerning as the uncertain employment situation. Without equity, it simply doesn't work. Why do creators not realize this in every third thread? If you have no savings, it's not even a full financing but well over 100%. Where is the money for a house supposed to come from? And yes, you say you spent your equity on a car. But you need a car in addition to the house; what if you need a new one sometime? Apart from that, the 34,000 might just be enough for the additional costs, then you are still at 100% financing plus kitchen and so on.

Shift allowance is not (always) included in the bank's calculation because it could theoretically be discontinued.

3 rooms in the house have to be accessed through a hallway. It has to be longer than for one room with one door. Three rooms with 12 sqm use more space than 2 rooms with 15 sqm.

Technical equipment has to be housed in the house. Laundry too. Food as well, clothing too.

In the end, the calculation is made, even by the bank. Words are patient.
First look for a plot of land, that will probably be more difficult than you think.
