His hope now is that the bank cooperates. The advisor already sounded confident and didn’t dismiss it right away. The residential unit is worth more than the still outstanding 30,000 euros....

But that is called "spousal maintenance" and is something separate.
Like here, adult children receive child support in full, without any deductions.

Such mix-ups are deliberately and for good reason prohibited.
As far as I have read, the matrimonial maintenance claims are already notarized, they are currently just one-sidedly not being complied with.
But that has NOTHING to do with the maintenance for the children; reducing that to offset other claims is neither legal nor acceptable for the children.

Why doesn’t he pay his maintenance directly to the children? That seems a bit strange to me and does not appear to be a deliberately intended, clear separation of these matters.

The youngest child will only turn 18 in 2 months. Until then, the maintenance still goes to the mother. The other two are completely excluded in this regard, as they are employed themselves.
