Construction delay - What rights do you have?

That will probably end up in court and can go either well or badly for both sides. If you want to push it. But I wouldn't make a fuss about 1k... Just politely point out to him that the tardiness is causing you unnecessary costs.

Somehow still confusing and incomplete.
It is unclear to me when it was foreseeable at what point that there would be a delay.

When did you agree on the first date, August 8th?
Who knew when that parts were missing?

But whatever, the contract surely contains clauses that the contractor is not liable for delays. Clear case of bad luck. Next time, one can only advise scheduling everything less tightly. Or choosing scaffolding that, although more expensive, is for example more time-efficient. Isn’t the first month included in the construction period? Hindsight is always 20/20. You gambled on minimal costs and this round didn’t go in your favor. The only hope left is goodwill from the contractor.

I’m keeping my fingers crossed that August 29th works out.

No, just someone whose business has been real estate for 20 years (financing, building, owning, and managing – as an employee as well as for own assets). But good that you have your construction under control.

I think some people have no idea what the market looks like when it comes to craft companies….

To stand there and say that the schedule is too tight is nonsense, you have to plan dates and some things simply require a certain lead time….

I already reserved the scaffolding in March for July after contacting 40 scaffolding companies and chose the one with the best conditions. Of the 5 who were even interested in a single-family house, most don’t want to do small jobs at all.

I was informed 2 weeks in advance that the ceiling would be installed, I took vacation as did a friend. So far, all deliveries have always arrived on time, except this steel support. Our construction company blames the steel company and the holiday period. But it’s neither a special custom order nor is the holiday period unforeseeable, it simply should have been ordered earlier, then it would have arrived on time.

If I had canceled the scaffolding order, which was not possible since it was already up, I probably would only have gotten a new appointment in 5 weeks. And then the construction company would have been on my case again because the ceiling can only be on call for a limited time and not indefinitely….

You don't have to justify yourself. But the statement still stands. If it is not regulated in the contract, you have no right to withhold anything, neither now nor at the end.
