Construction delay - What rights do you have?

Why don’t you want to understand?

How am I supposed to finish something if parts are missing? I am not responsible for site planning!

I get deadlines and I have to meet them, plus take vacation or time off for those days. The scaffolding has to be up for ceiling installation, otherwise the company won’t come because of occupational safety, so I picked the date as tight as possible. You can’t just say “oh, come later,” all the companies are so booked, you’re lucky if anything is even available.

The steel beam was supposed to be installed by August 7 and the ceiling on August 8; the whole thing was canceled on the evening of August 6. The scaffolding was already up, I had the day off and was ready to finish everything on the 7th.

Where exactly is my fault in all this?

There are no deadlines in the construction contract; that is not possible given the way we build. Every client has a different pace – one with more helpers, another with more vacation, some manage the ground floor shell in one week, others take four weeks. Since you cannot know all that beforehand, it can’t be contractually fixed either. For me, it’s not so much about losing 21 days now. We don’t have any other additional costs like construction power, toilets, etc., and the 21 days can easily be made up with more working hours and helpers.

Then it is clear. You can try to talk to your builder so that the additional costs are (partly) covered, but you depend on his goodwill; since nothing was contractually agreed upon, he is not obliged to pay you anything.

And always remember, what good does it do you to confront him now? Because you still have a lot to accomplish together, so of course you can ask what he has to say about it. But I wouldn't insist on it too much or maybe rather "negotiate" a special request or something as compensation.

So it is indeed a special construction project. Build as cheaply as possible and do a lot yourself. Plus no regulations in the contract. PP = Personal misfortune

And you are the troll in the forum here or what...

I don’t want to go into confrontation now either but I can withhold some of the final invoice... I would have just liked to know beforehand how thick the ice is
