Construction delay - What rights do you have?

The market looks like craft companies can get away with anything.

You even confirm this yourself when you contacted 40(!!) scaffold companies. Who is supposed to believe such exaggerations? And if you really wrote an email to 40 random companies... no wonder there is no response.

Huh, why not? I can gladly send you my email correspondence. How do you contact companies nowadays? I never said there was no answer; almost all except for a handful responded, but ¾ of them had no capacity available or only in the next year...

Oh, for example, I built a house myself as a construction manager with a lot of own effort, refurbished one completely, renovated three apartments completely + awarded and coordinated many contracts + deal with this daily at work. I can do masonry, drywall, tiling, some electrical work, plumbing, heating construction myself. I have a few years of experience advantage, but whatever.

We are here in the HOUSE BUILDING FORUM. Almost everyone here has already had their experiences or is currently going through them. That’s why you are here, to share in the experiences of others.

Why? There are construction schedules with appropriate buffers for that. And the result for you is actually that your plan didn’t work out – it’s not just the fault of others. Sometimes the client actually bears (part of) the blame as well.

You’re quite the big shot, contacting 40 companies. Really professional. Planned in March already for July without knowing if you would need it exactly then? Respect for the planning and foresight.

That’s how life on a construction site is. Everyday business that things don’t work 100% perfectly.

Just take the advice or tips from experienced people. If you also communicate properly and pay attention to spelling and grammar, things will go much better here in the forum and in real life.

Oh, and you Mister Site Manager, all clever, you go and say I need scaffolding and then they roll out the red carpet for you... yeah right, nobody believes you are from construction.

All trades need their lead times and of course you have to reserve scaffolding early, that doesn’t mean I ordered it exactly on the day in March.

If you can read, you should have noticed I reserved it for July but it was only assembled on August 6th, so I already postponed it when it became clear when it would actually be needed... You should also know that the company has a lot more to do than just waiting for me to give the go-ahead. I don’t think companies jump into action just because you call as an alleged site manager.

Three low-loaders with ceiling parts and a crane are coming, and if you cancel that it costs a lot of money too, so it should be in the building company’s interest that everything works out.

But if parts are only ordered to the site shortly before “bang,” then in my opinion you’re to blame yourself. This support comes from the same supplier who delivered the Q mats, if you know what that is. They could have brought the support right away, then it would have just lain there for a few days until needed. Compared to the scaffolding, that doesn’t cost a thing.

Nope, if I do something like that myself, I proceed as follows:
1. Open Ebay or Ebay Classifieds
2. Buy used scaffolding – there are plenty of offers
3. Pick up and assemble the scaffolding the next day
4. Leave the scaffolding standing on site without any storage costs during construction
5. Take down the scaffolding after completion and resell it at purchase price
As a Mister know-it-all, you can only have dumb ideas without experience. But then I’d rather take my dumb idea and not have to deal with extra costs and stress with other craftsmen if the planning goes wrong.

Be that as it may. I wish you much success with your manners. Good that we don’t know each other. I also feel sorry for your family if you treat them like you do here in the forum. I’m out...

How do I contact companies? I call! It always happens through personal contact.

If you’re told half a year in advance that they have no capacity, it translates to them not being interested in you and your email.
