Go to the model house exhibition in Hanover. Have a look at the houses. There are already optical quality differences.

Do you have a plot of land? Make sure to get the development plan.
According to the general construction service description, the tiles are estimated at ~25€/m^2. I cannot assess what quality you get for that. We will definitely take up the tip about Hanover. The plot is currently the reason why everything might be delayed. We are on various interested parties’ lists. On a building area that was supposed to be developed this year, field hamsters have recently been spotted. So we still have some time.
Our construction company near Hanover also offered our house turnkey for 148,900. Nothing was missing in the construction service description except our special equipment [emoji6] With Kfw70, controlled residential ventilation, underfloor heating, foiled windows, better mineral plaster and some other "little things" we ended up at 190,000 plus extras for electrical, sanitary and tilers. So be it... The building location is among the cheapest in Germany and will probably only be topped by Brandenburg.
What is confusing for me is that with you the entire ground floor floor coverings are supposed to be included. Usually, only the wet and damp areas are included.
Since you don’t mention at all whether you want to equip every room with LAN or if it is included in the construction service description, one can’t say what value per sqm will ultimately result for you. Satellite system, multiple two-way switches and sockets, outdoor lighting, without KNX and similar, 3-5000 can be added for electrical works. So: construction service description is OK, but when you are inside the trade, many things you want or need are missing.
And regarding your initial question, how you arrive at 240/259,000: from experience, these individual items are included. No one wants to do with just the standard construction service description if they are liquid enough to afford the average. Because you only build once...
I was mistaken about the floors. According to the general construction service description, these are only in the kitchen / bathrooms. The rest of the floors will be laid by ourselves. The price the construction company would estimate for individual additional rooms almost equals the cost of an entire floor (material + labor for a known tiler).
Satellite roof tile is already recorded as an additional service. Various multimedia sockets are planned. Which of these will ultimately be connected with LAN / satellite signal still needs to be discussed with the electrician later, if I understood correctly.
If it is true that our region is simply very inexpensive, this would be the solution to the puzzle.
Thank you very much for the feedback
