Concrete offer for turnkey only with land ownership?

As I said: this concerns a row end house - all end houses in the new development area have the same plot sizes and building plot dimensions. A development plan is also available. There won't be many surprises since we are planning without a basement anyway.

This also serves more as a basis to determine the total capital requirement including the plot.

So the soil investigation and soil analysis have already been done?

Why do beginners always try to be smarter than those who have already built or are currently building with their own experience and could exchange ideas with their finished neighbors?

Out of 22 plots in our development with 5 houses already built, 2 went into additional financing. Do you think they didn't have a development plan, general contractors behind them who made a total capital survey including a buffer? Do you think they are all dumber than you?

Or do you think these are isolated cases? Just scroll through the forum... we've had enough people here complaining.

You can only claim something like that once the house is standing and you yourself are about to move in. Not earlier! That's why the topic of total costs including financing is so tricky, there is always something unforeseen.

Your 6 offers are worth nothing, you can wipe your ass with them, since offers have a validity period of 6-8 weeks?

I think I don’t have to answer to anyone here about how we approach things. I would also like to claim a healthy common sense, which certainly is also critically examined. Therefore, I find the way one user with over 2000 posts here behaves extremely inappropriate and also a bit disconcerting.

But you can be sure that in any case we have planned a larger financial buffer and certainly will not drive blindly into a wall.

Otherwise, I wish you a bit more calmness so that you can approach the day a little more relaxed.

You are a construction layman and are acting as if you have this new situation under control, and that’s what wanted to tell you... this is by far not the case! And apparently, you didn’t understand her hint, otherwise you wouldn’t have written the following post.

We also obtained offers for slightly modified model houses from various general contractors before we had the commitment for our plot of land. I found that – especially as a layperson – very educational and sensible in every respect. We did not annoy our preferred general contractor with details too early.

I can understand the desire to roughly estimate the budget early on, because the plot of land itself is usually financed as well. There are many financial risks, but you have to start somewhere. The original poster is now certainly further along than before. The larger the buffer and the later the budget can be finalized, the more certain its adherence is, and afterwards you always know more.

I would pay special attention here to the situation mentioned by ant11: terraced houses from different companies. I have seen something similar in my circle of acquaintances (new semi-detached house next to old one) and it totally escalated: time, money, and neighborhood.
