I’m happy for you, but a lot can still happen before the signing at the notary. The sole clerk is a risk, as without mutual supervision it can be susceptible to favors. Let’s be honest, we’re all only human.

Our binding reservation was also just smoke and mirrors when the notary appointment fell through. It worked out on the second attempt.

By the way, we got one of the plots in our residential area that was marked as "sold" from the very beginning. Some of the popular edge plots were reserved for family/friends of those involved, who then didn’t want/couldn’t build at all.

No one wants to hear that! Let’s be honest, building plots are so scarce and highly “oversubscribed” with prospective builders in every community that irregularities inevitably occur in desirable regions around the metropolises.

With the motto: "xyz First"

In our Rhein-Neckar district, this is a very hot topic. In times of unpopular decisions and citizen protests like Stuttgart 21, no municipality is interested in attracting the people's discontent through improper procedures or even provoking a wave of lawsuits.

The citizen may believe that. Unfortunately, you will never find out, because for GDPR reasons it is not allowed to disclose who, how, and how many points according to the local model have been received and why someone else was chosen and you were not.

As I said, wide open.... Data protection comes first.

You are only informed that, unfortunately, you will not get a plot.

There are also development plans with requirements that, for example, the seller of the development area, who kept a parcel for himself and is now building with us, does not have to follow. Where do you think that comes from? Oh right, everyone is treated equally.... not!!!

It's not about the size, but about the characteristics, for example the orientation.
You just can't fit a certain reference house on every plot; one has a southern orientation, another a northern one...
On one, the building envelope is narrower than on the other. And so on.

Absolutely correct! So if the protesting citizen or the warning lawyer is now the prospective builder, they will be offered the property first for exactly the reason you mentioned.

I can only say from my own experience: we bought a TOP property (overpriced but what's the use), but on the way there went through all the crap ourselves.

Anyway, I’m keeping my fingers crossed that everything goes smoothly here!!! Not everyone has to be as unlucky as we were.
