Complete offer from the architect? Is the price reasonable?

May I ask why you are so keen on involving an architect in advance? You write that you don't really want anything too elaborate. You could actually just have everything done through a general contractor (GU), especially if it is rather difficult with this architect.

Hello Ysop, see 2x posts above... We had contact with 2x other GUs, but they do nothing without a submission plan (that was usually the first question), and I can only get that from the architect or planning office. In general, we have nothing against having everything done through a GU, but it seems there is a shortage of those who include this service. Therefore, it is not quite clear to me either - usually known to be tendentially in favor of involving an architect - why they don't simply let the general contractor pull one of their standard plans out of the drawer, which at best should only require some minor corrections.

If you like his projects and approaches, then I see no problem there. The price is really very cheap.
