Actually, I had read that the two general contractors only work with a submission plan, but I couldn’t believe that everyone in your area does it that way. Hence my kindly meant question whether it really has to be with an architect. That is no ill intention; here, one just wants to help you.

In the meantime, we have approached other general contractors as well, but here it’s the same (all want a finished submission plan or we should just get back in touch next year...). I even specifically followed up on this, and as most have already hinted here, the general contractors usually have a planning office on hand.
It seems that especially here in the region there is so much building going on that there is simply no interest, at least not at the current time. Nevertheless, we will now continue to search for a general contractor who has time and interest, because the additional 15k for an architect is simply a big amount that might then be missing elsewhere or could be used for higher-value fittings.
