Complete offer from the architect? Is the price reasonable?

Honor where honor is due: That was his idea and we also adopted it. Since it is a middle window, the symmetry is not noticeably disturbed.

In fact, I had read that the two GCs only work with the input plan, but I couldn't believe that everyone in your area does it that way. Therefore, my kindly meant question was whether it really has to be with an architect. This is not ill-intentioned, but here people want to help you.

Hi Ysop,
thank you very much, I am also gladly grateful for any help, advice, tip...
In the meantime, we have approached other general contractors as well, but here it’s the same (all want a finished submission plan or we should just get back in touch next year...). I even specifically followed up on this, and as most have already hinted here, the general contractors usually have a planning office on hand.

It seems that especially here in the region there is so much building going on that there is simply no interest, at least not at the current time. Nevertheless, we will now continue to search for a general contractor who has time and interest, because the additional 15k for an architect is simply a big amount that might then be missing elsewhere or could be used for higher-value fittings.

The general contractor doesn’t do the planning for you for free either. It is only charged within the total price.

Hello , your approach is understandable given that you have stated you are not a professional – like most of us at the first build. Perhaps the following thoughts will help you in your assessment and make a decision easier – whichever it may be:

[*]The work of an architect is imagined by outsiders as quite simple. Creative thinking and drawing, handling some bureaucratic stuff, and then keeping an eye on the craftsmen. In reality, there is much more involved and that certainly deserves respect. I have seen this in collaboration with our architect and have come to appreciate it.
[*]€11,000 corresponds to 9–12 daily rates of an architect. This amount easily covers the time your architect offers you. That he does not offer HOAI I would consider a concession.
[*]Everyone probably knows the good and less good sides of their own job. For many architects, the construction supervision phase is extremely stressful. Pure construction management architects are considered particularly at risk for their health among architects. It may be that your architect simply does not like construction supervision and therefore does not offer it. To conclude from this that he will probably not make an effort is very narrow-minded. The exact opposite may be true when someone does what they enjoy. Just ask.
