We have a half-turned wooden staircase about 2x2m and at least half of the space underneath is occupied by a shoe cabinet for shoes that are rarely used. That works without any problems. But I don't think I would want to put a coat rack underneath, because even if the wall would allow the height, there is no space in front of it. I only noticed the absence of the guest toilet afterwards, otherwise I would have saved myself the rest of the information.

So I’ve been browsing around a bit again. This standard might actually work quite well. A total of 140m². I generously calculated with 1.6m knee wall. Otherwise, it won’t work.

2 children are planned, so you need space downstairs for stroller, scooter and stuff. Therefore, an extra little room for a wardrobe.
Living / dining area very simple for now. A bay window would certainly add more coziness here. A chimney on the gable was explicitly requested. Fits by chance.
Office had to move upstairs - but like everything in the house very small.

Such a small house really has a few quirks. The master bedroom is really tight. The door-closet situation is problematic. We need to measure the closet again. This one is 2m wide.

If a mansard roof actually comes, dormers would basically be mandatory upstairs. Well, we first have to win the lottery for that. My program has trouble drawing dormers. So for now, just stars. I think it really can’t get smaller if you need a large utility room, 2 children, office and wardrobe on a slab.

We’ll keep looking... Weberhaus also had some ideas..

so if there are already separate little rooms for the wardrobe, then I would also place it downstairs by the entrance (i.e. swap it with the toilet). that way the toilet is also a bit out of the dirty area. I do hope that this kitchen island is not planned like this but is just a placeholder?

A swap should basically not be difficult - however, it conflicts with the window situation on the 1st floor. We’ll see. So, a kitchen island is explicitly desired. How it exactly looks now - the program here does not offer that much variety.

I find it better than the first attempt

Three points come to mind immediately:

1.) Why do you artificially restrict the children's rooms and enlarge the hallway? Just to make the children's rooms the same size?

2.) The access to the back bed could be tight for tall people and a 1.60m knee wall. Maybe the bed could simply be rotated, but the measurements are missing for that.

3.) I find a couch in front of floor-to-ceiling windows terrible.

No, how do most people do it exactly? Should I push the wall further to the right? Then there will be nothing left of the office. And the office is necessary, my husband is currently working from home.

Yes, the bedroom situation is a drawback. I've been fiddling with it all the time. I attached the measurements once. Unfortunately, the program is very quirky or I lack the knowledge to operate it properly. So probably not all measurements are where they should be.

Mmh, I'm actually relaxed about that. I had left it in for the sake of symmetry. In the end, they will only buy one sofa and nothing else. Then it would be free again. But we haven’t gone into detail like that yet.
