This floor plan was created once too.

The layout is an absolute standard, like almost every BU has in their drawer, but there is a better distribution of square meters if a different floor area is used.

Would you rather enlarge the house in width or length? And then accordingly reduce the other direction? I had thought the living room should be about 4m wide to avoid a tunnel effect.


Storage space is available in the attic and in the garage since no basement is planned.


Could you please try to explain that to me in more detail?


So far, a built-in wardrobe directly under the solid stair is planned where shoes and seasonal clothing can be stored.

Of course, you are right that the living room should be about 4 meters wide. But if you mark the dining table with kitchen units, you’ll know what I mean. It’s not meant badly, it’s just to help save some square meters there that are left over, to place them elsewhere as needed.

Storage space: Closing off the area under the stairs to create storage space is a very good idea. This is not obvious otherwise. However, I doubt that the seasonal wardrobe still fits there (my husband, the rascal, has over 20 jackets, even though he does not even care much about clothing... He certainly does not want to store his work or motorcycle jacket in the attic, and in the garage the clothes will smell musty).
It wouldn’t be so bad if at least the bedrooms could offer proper storage space.
Storage space for cleaning supplies, batteries, small tools, unnecessary electrical devices, filled sports bags, stroller, vacuum cleaner, ironing board, ironing laundry, Christmas decoration, wrapping paper, file folders, stationery, printer, crafting stuff, shoe cleaning stuff, mop, photo equipment, etc. cannot be stored in the attic or the garage. Ok, Christmas decoration can go up there... :)
But for all the other mentioned things, you need at least 3 meters of room-height wardrobe space, in addition to the everyday clothing equipment.

Since you have a building window of 15 meters depth, a width of 14 meters, and want to keep 15 meters free at the front, I would position the house crosswise, with the door at the front. I think that would also work well with the southwest orientation?
Is the roof orientation predetermined?

I’ll look for example drafts that would fit better.
Do you already have a builder?

I wouldn’t post my floor plan here if I were 100% satisfied with it ;-)

Do you have a good idea how the utility room could be enlarged?

I probably should have been a bit more detailed about this.

The gable side must face the street side. The kitchen is desired to be on the street side and the living room in S/SW orientation. Unfortunately, I didn’t find any good solution to have the entrance on the gable side.

That would be nice.

We are still in the selection phase, but already have two favorites.

... and you have to build two stories, I read. I don’t have a calculator at hand right now, but does it add up with 125mm KS and a 40-degree roof that 2/3 of the upper floor is over 2.30 meters from the ground floor footprint? Well, if necessary, you’ll have to go to 45 degrees. Gable on the street front... of course, I didn’t know that now. But I think I had seen a design. From memory, the kitchen was on the street side... downside: kitchen, dining, and living are all in a line along the property side. The stairs are quarter-turn and it results in a room on the ground floor. Certain things could be changed, but then the kitchen won’t be on the street side ;) I revised your square floor plan (roughly sketched), because I read about the two stories, so there is more space upstairs than I initially thought. Downside: a room is squeezed in between the kitchen and the street (whether called utility room or office doesn’t matter) The kitchen is positioned more towards the center of the house, so a smaller room is created with dining and living, but this kitchen/dining situation is shortened. Because here is the disproportion. The stairs are mirrored, so the bathroom becomes smaller, and the room upstairs on the top left becomes larger (large wardrobe possible in the parent area) I’ll say it very directly: a 130sqm house in a compact and cost-effective form can’t afford to have just kitchen and dining along the whole length. Here the orientation also comes into play. Also I have to keep saying: the property directs the house. You should therefore accept looking sideways from the kitchen towards the street :)

This has nothing to do with how much people complain about their floor plan here ;-)

What actually applies now: floor plan or elevation? - the utility room has an interior door once, and once it is on the outside.

I also don't understand the objection that floor-to-ceiling windows illuminate the ceiling more than the room. However, the two dimensions of the windows have different effects: more width brings more light entry throughout the day, more height brings more uniformity of this light entry over the course of the year.
