Thanks first of all for the feedback.

So the plot is 20m wide and 40m deep.
The orientation can be seen in the picture.
The requirement is:
Building is allowed 15m from the property boundary, the building area has a depth of 15m.


The door opening direction in the hallway is not final yet.

The windows on the upper floor are not square, they are floor-to-ceiling windows.

The utility room is quite small, that’s true. However, I don’t know where else I could find more space here.
But since a boundary garage (9m x 3m x 2.5m) is planned and the attic is still available, I don’t see the space problem as too serious at the moment.

The door in the utility room is now also planned to open inward.

Oops, yes, one twenty-six / two twenty-six, I did misread that indeed. Still, I can't really imagine the facades turning out well there.

what would you suggest here? the windows can still be shifted a bit and nothing is final in terms of dimensions yet.

Small and compact I generally find okay! But not on a square floor plan. The proportions and ratios, for example of the living area on the ground floor, are completely off. There is way too much empty space once you furnish it. Just for a kitchen with a counter, it is either too narrow or too wide without a counter. Then a lot of storage space is missing. The utility room will not be able to serve here, as the 6 sqm is fully occupied with technology and washing machine. That leaves barely 1 sqm as a workspace for sorting laundry. In addition, rooms are designed in such a way that a cabinet can’t even be placed space-savingly behind a door. The windows designed as floor windows I find a small catastrophe, as the incoming light does not illuminate the room, but rather the ceiling. The bathroom is completely oversized at 13 sqm, but in the bedroom, a 3-meter wardrobe doesn’t fit. Under the stairs, all outerwear of 4 people will create a clutter spot. The door in the utility room is completely superfluous and takes up even more space. Terrace windows should agree on one size. All in all: I don’t like it at all; it is the worst thought-out floor plan I have seen. Since this is a standard floor plan, it should be a small matter to find a comparable house on the websites of some home builders where the proportions are more well thought-out. The building plot is not the smallest, and one or two windows can also be reconsidered. With an 8 x 11 or similar, you will certainly be happier :)
