City villa - Your opinion on the floor plan

Hello everyone,

like many others, we are now planning to build our own home. The house is to be attached to the parental home in the style of an urban villa.

Since I like spacious living and we are planning 3 children's rooms, I have currently come up with 240m² gross living space.

I created the plan myself and would now like to hear your opinion. Does anyone have any suggestions for improvement?

The staircase and therefore the floor plan do not work this way.
Rise of 21.4 cm and a tread width of only 21.4 cm ... that is almost a space-saving staircase. And then only 14 risers.

And then, try to furnish the rooms, e.g. the master bedroom or the dressing room. Then you will know what to make of the current plans.

And then .. windows on the utility room side on the ground floor? Where should they go? And the windows on the upper floor with the nice view of the gable roof of your parents' house?

Hello Rock,
The windows on the upper floor facing the existing building are probably not allowed under building regulations (at least I believe so). Something has already been said about the exits on the ground floor.

Generosity is not noticeable in the size of the room: a living area for 5 people can be better divided, for example into a TV corner, play-music area, and reading/guest area... in other words, design the room rather than just relying on a square layout. The furniture will also get lost in the kitchen.
Upstairs I just see a row of rooms... you don’t want to get lost in details anymore.

Thank you for the note about the stairs. I will revise it.

- Bedroom + dressing room: You think it is too small? Admittedly, the doors on the right side upstairs do not fit. For example, there needs to be a door between the bedroom and the dressing room, not between Child 2 and the dressing room. (In your post you explicitly mentioned the bedroom, but I read between the lines that others feel similarly. Is that true? I would be interested.)

- Windows: Child 1 will not be affected by this. Unfortunately, in the office I have no other choice because I want at least a little daylight from somewhere. In the bathroom I am still undecided... for ventilation I find the window good, but the view is questionable.

Everything will change when you draw a functioning staircase.

Also, you should include the exterior dimensions of the neighboring house in the floor plan view.

Bedroom ... it is only 300 cm deep and the dressing room max. 150 cm. Try placing the bed and wardrobe in there.

But, as I said, the basic functionalities are not correct. And, I’m afraid, Yvonne is also right with her assumptions about fire protection.
