City villa -> Your opinion on the floor plan, suggestions

Hello everyone,

My girlfriend and I are now considering which floor plan would best suit a modern city villa. What ideas and suggestions do you have for floor plans?

Maybe you should have noted where there are differences.

At the moment, the only thing I noticed is the bay window in the living room.
Then definitely option B.
Option A’s corner is not good, it would have to be extended further forward along the dining table. But then you would also have to enlarge the basement, otherwise you will have a problem with the window. So rather B.

In principle, I like the design quite a bit, actually very much.
The two bathroom doors in the kids’ bathroom are not really my thing, but that’s a matter of taste and can’t be changed in this design.
Maybe there is also an electric control for that, since having two doors is not so rare anymore.
The only thing that would really annoy me is that you can’t manage to get the door out of sight in such a huge living area when watching TV. That should be the quiet area and you put a door there. You push the TV into the corner so everyone gets a stiff neck. Put the wardrobe in the vestibule and make the access to the study from the back or change something else, but that would bother me as it is.

Same as musketeer... it will probably be necessary to place a wardrobe niche next to the podium stairs (possibly drawing a wall at the descent)... the guest who will occasionally sleep in the office will thank you for it, and a feeling of calm will return to the living area.

I wanted that too: working next to living... quickly to the TV when the man calls ;) But fortunately, the distances are not that long on one level, I decided against it because the door was simply too much and took up space.

On the ground floor, I find the wardrobe much too small. Even without it, the access to the study makes the living room uninviting; I don't understand why floor-to-ceiling windows are blocked with furniture. On the upper floor, I would design the access to the bedroom through the dressing room, which is more comfortable for the partners. What is absolutely unacceptable is the location of the children's bathroom. Doors are the weak point for sound transmission, and as it is now, a child is allowed to sleep right next to a door to the bathroom. The children's bathroom is good, but access via the hallway would be advisable. Also, having 2 doors in the children's room is not really calming.
