Have you already mentally played through what it would be like to place the fireplace on the exterior wall: so opposite where it is now (below) and then of course at the corner layout of the living/dining area? I think this would make the living area somewhat larger and more pleasing. Because of the chimney or the protrusion of the flame, you can still easily look into it while sitting.
However, I have not memorized the dimensions of the living area - too small ;)
The problem is that I would like to have access to the study under the stairs, but this is not possible as it is (height not sufficient)... I would now like to use the wardrobe as an access and place the wardrobe under the stairs.... Furthermore, there will be an extra door to the dressing room.
I estimate the costs to be about 300,000.... I'm only 26 and still have time to pay it off ;)
The children's bathroom is a controversial issue: either bigger rooms or I plan a separate bathroom for the little ones to avoid future construction costs.... does anyone of you also have a children's bathroom??
I agree with the expressed criticisms. However, you should urgently speak with your architect if you are assuming around 300,000 EUR. With an estimated approximately 190 sqm of living space plus basement, bay window, and connected garage as well as basement access, that won’t work. Add a four in front.
Everything is very spacious. However, I am a bit surprised that not a single bathroom is located above another. How, or where, do the drains run? Such a nice toilet flushing noise in the living room is not always pleasant. I absolutely agree with K1300S about the price. Just the garage with the hipped roof makes the costs skyrocket. Depending on the equipment, the total might not even start with a 4. The next question would be about the plot of land or the soil conditions. For example, if you need a [Weiße Wanne] due to the size of the basement, additional costs would be incurred.
Offer from a construction contractor (shell construction, roof, interior and exterior plaster, screed) is 210,000. (non-negotiable) Is about 90,000 enough for building services, doors, windows, etc..? I’ll do the electrical work myself...
