Is the second house already there on plot 2 ... as shown?

And access road so far there in the middle of the plot?

Who actually pays for the access road?

And are there building boundaries for the plot, e.g. towards the street?

Regarding the floor plan itself, one of my mantras again: I notice that a few measurements deviate from the standard dimension grid (especially the overall external dimensions and the wall sections between the windows and at the corners of the house). This is more of a detail, but paying attention to it avoids botched mortar pockets.


Does that mean it’s a disguised developer contract?

So, we discussed quite a few things again yesterday and also pointed out defects that were mentioned here.
This afternoon, this change came about (see pictures).

What do you think about it? Is this better or worse now?

The 2nd house will also be newly built. This will be a bungalow. The access road will be shared between two, just like the fence for the driveway.

Just the same, only the focus of the confined areas is different. following reasons:

16.5 sqm just for the wet areas. Can be reduced. Not necessary.
The shower on the ground floor is also blocked by the toilet.
Basically also upstairs. What kind of shower size is that?
Doing laundry goes through two doors, namely the WC... somehow strange, this trapped room. There may be worse, but there is no other storage room, so it might be very impractical if you also want to use the guest toilet.
I find the kitchen offers too little storage and workspace. Fridge and oven = 2 tall cabinets (the freezer is behind the guest WC), then the corner for coffee machine, toaster and kettle, leaving a small corner between sink and stove for preparation, and you can’t even use that with two people at the same time.
The corridor is quite wide, also a chest of drawers with chair has space. You could still plan a little cupboard under the stairs. Wardrobe in the office...
What is the planner actually thinking with the oversized bedrooms? Is it your wish to spend your tea time there?
I am a fan of closet space in the bedroom, but you shouldn’t have to round the corners to get past.

Maybe you just write down why the office, as it is now with 10 sqm, is so important to you.
And why is the kitchen being squeezed into less than 8 sqm while the bathroom and bedroom invite you to dance?

Would you please name the developer so that one can take a look at what else they offer?

Take a look at the draft from Batsy in the green forum: that is also 135 sqm. However, I would rearrange the bathroom (see Kriminelle) and put a huge wardrobe as a storage room in the too long hallway upstairs. For that, make the bedroom a bit smaller there and, of course, remove the intermediate door between the dressing room and the bedroom.
