The driveway must be at least 3m wide. The turning platform is not mandatory; the construction company just drew it that way as an example. We were not told of any mandatory building envelope.

I have uploaded the satellite image of our property. Property 1 is ours, and behind it property 2 belongs to our neighbors.

so in summary: rather do without the guest room on the ground floor and thus design it more spaciously, with more storage space and maybe a spiral staircase?

or generally enlarge the floor area if the guest room is to remain?

The problem is always with the 130sqm townhouses: there is hardly any possibility for storage. I can understand that people want a small office, but you have to consider that with under 70sqm on the ground floor, there isn't much living comfort left. The utility room is both a technical and laundry room. You have to be able to bend and move around at the latest when doing the laundry. Hanging up clean clothes becomes a major undertaking. Then eventually you have children who drag outdoor toys and sports equipment into the house. And honestly: how do you want to store shoes? You have more than what a slim Ikea cabinet can hold?!
In single-story gable roof houses, the lower floor area is often somewhat larger, and also nice built-in cabinets often arise in partition walls made of aerated concrete blocks. An attic is usually accessible for the essentials, at least for decorations and garden cushions in winter.
Cleaning supplies can probably still be stored in the kitchen, but what about vacuum cleaners, ironing boards, and mops?
Therefore, I find the smaller townhouses not practical for everyday life for 4-person families.

If the budget allows it. A "whatever" room on the ground floor is certainly not wrong. And the additional square meters also provide a bit more play space on the upper floor.

Your plot is very long and rather narrow, especially if you subtract the 3m path. If the terrain allows, a more elongated and narrower house is then more suitable. However, this does not necessarily fit the desire for a "city villa". But there are also other nice house styles that offer 2 full floors (just try a Google image search).

Unfortunately, it is not even the construction company of our choice. The plot is tied to this company, but since we like the location and the plot so much, we are forced to build with them. However, he is definitely open to designs.
