By the way, the children's rooms are okay for the house size. They can be 1sqm smaller if necessary. The bedroom is a complete waste of space and the side of the bed is catastrophic. Use tomorrow evening to list your clothing, outdoor gear, cleaning stuff, etc. Write down how many 60cm cabinets need to be filled. How big does the kitchen have to be to store all your stuff? Also plan for new small appliances. Beverage crates and such. A U-shaped kitchen is not the worst option in smaller houses. A laundry room with a wardrobe from wall to wall can replace the office, but guests go to the hotel. There are so many storage space threads here in the forum... I advocate for a gable roof house.

Considering the neighboring buildings, it would be more appropriate. But a townhouse does not have to have a square footprint either. Ok, you are not quite square, but the smaller the house, the better a rectangle works to get even more out of the floor plan. I see something around 8.70m x 10.50m or similar here. It can still be 2 full stories if necessary.

That's good! I see a rather elongated house for the plot.

Storage space is mainly used if it is there. A so-called guest room is, in my opinion, always the best because it keeps you flexible. Depending on the life situation, an additional children's room, a home office, a guest room, since the great-aunt now has to be invited monthly. Or simply a "junk room" where all the useless stuff gets stuffed that should have long since ended up on eBay Classifieds or in the trash. Also for a possible sale: "5 rooms" sounds better than "4 rooms and a storage closet on the upper floor." Anyway. A floor plan of an elongated house just came to my mind: google "Helma Musterhaus Chemnitz," it can possibly be scaled down, but it is very intelligently designed!
