So the driveway also reaches another property to the east? Then just say so... such information needs to flow if you want improvement suggestions. Does the driveway belong to your property, and do you have to let others pass through there? I see a rather elongated house with a north-facing entrance on the remaining 15 meters in width. Carports directly behind the house (if it is like that), so east of the house. Probably you can also get a more usable hallway then. Storage rooms are needed for you. I now see the guest room as a storage room... so: you have to put your stuff somewhere... attic is ruled out with this house price and the indication of a townhouse... where do you want to store all the cleaning stuff, vacuum cleaner, decorative items, and seasonal clothing? The utility room is full with technology and laundry... Where is your wardrobe closet for 4 people (at least 60cm in width per person)? I only see a coat rack there, but no place for shoes.

We have to grant the rear house a right of way, yes. The other property's grounds are also on the north side, so opposite our front door.

The issue with the wardrobe is an important point. Also the storage options... We will definitely address that in the next conversation

I picked up ypgs idea and quickly visualized it.
+ Less concreted area for the access to the carport
+ More garden to the south and west
- You start from scratch with the floor plan



How wide do you have to make the driveway to the property? Is that already regulated somewhere? Is the "turning platform" (driveway 2) mandatory? A driveway of that size is, of course, also a financial matter. We have a south access and therefore a rather long driveway. In the extended water protection area, that was the biggest item that could be paid to the garden landscaper.
Is there a building envelope that the house must adhere to?

The house would probably still need to be moved a bit to the right according to the plan so that a comfortable entrance platform can be created.

About like this. There must also be enough space for maneuvering. I personally could also imagine placing the carport at the bottom near the street. Then I would impose the snow removal duty on the rear neighbors.
